This will also include supporting leasing strategies to ensure healthy occupancy and tenant mix, negotiation on lease terms, renewals, and commercial contracts as well as strengthening tenant engagement.

For Asset Enhancement Initiatives, you will evaluate potential projects and execute approved developments as well as reviewing the proposals etc during development or re-development phases. You will be looking to prepare approval papers, and business cases with detailed financial analyses, you will also be conducting sensitivity analyses and scenario planning.

You will also have the opportunity to participate in pursuing new business opportunities (land acquisition, new developments, partnerships, expansions, JVs). You will conduct market intelligence studies covering demand trends, competitive landscape, pricing, and opportunities for portfolio growth as well as leading financial feasibility studies, cashflow modeling, and investment appraisals.

Requirements

• Degree in Real Estate, Engineering or equivalent
• Master’s Degree (MBA, CFA) is considered advantageous
• Experience in Real Estate Business Development and Investment/Asset Management / preferably in Industrial Real Estate
• Minimum 5 to 8 years of relevant experience in Real Estate industry.

They are seeking a dynamic and relationship-driven professional to support the management of a commercial property portfolio. This role focuses on driving occupancy, strengthening tenant relationships, and maximising rental performance while ensuring smooth day-to-day operations.

Key Responsibilities

Revenue & Leasing

• Drive occupancy by securing new tenants and renewing existing leases
• Negotiate competitive rental rates and favourable lease terms
• Support strategies to enhance portfolio income and performance

Tenant & Stakeholder Management

• Build and maintain strong relationships with tenants and key stakeholders
• Address tenant feedback, operational matters, and lease compliance
• Work closely with shareholders, consultants, and key accounts

Operations & Coordination

• Manage the full leasing cycle from enquiry to lease execution
• Ensure smooth workflow and proper documentation of leasing activities
• Collaborate with facilities, finance, and marketing teams to enhance tenant experience and property performance
• Support budgeting, forecasting, and market analysis activities

Reporting & Compliance

• Prepare regular reports and updates for management and stakeholders

Team Support

• Work collaboratively within the team and support junior staff development

Requirements

• Degree in Real Estate or related discipline
• 3–4 years of leasing experience in commercial properties
• Valid CEA salesperson licence
• Experience handling corporate or MNC tenants is an advantage
• Proficient in Microsoft Office (Excel, Word, PowerPoint, Outlook)
• Strong communication, negotiation, and interpersonal skills
• Positive attitude and ability to work in a team
