What you will do

1) Lead fundraising and partnerships growth

We are recruiting for an Institutional Fund focused on investing in niche, value-add commercial (office, retail, residential, hotels and serviced apartments) real estate in Singapore. They are seeking an experience professional in playing a leadership role in the asset management team.

Reporting directly to the Chief Executive Officer, you will be responsible for formulating and executing comprehensive asset management strategies, ensuring optimal occupancy rates, enhancing asset values, and driving operational efficiency. You will lead a team of professionals and collaborate closely with internal and external stakeholders, including investors, tenants, and service providers.

You will provide strategic direction and leadership in the development and execution of asset management strategies to maximise asset value and deliver sustainable long-term income growth, monitor market trends and asset performance, identifying opportunities for value creation through repositioning, placemaking initiatives, and operational improvements. You will oversee financial performance of assets, including financial analysis, budgeting, and forecasting, ensuring assets meet or exceed financial and investment targets.

You will conduct preliminary feasibility studies and financial assessments to evaluate development potential for new projects, acquisitions, or asset enhancement initiatives. You will review tenant performance and develop strategies to address underperforming tenancies, optimise tenant mix, and improve overall asset performance. You will collaborate with Property Management and Leasing/Marketing teams to drive tenant curation strategies, optimise revenue, and oversee capital expenditure planning to enhance asset value and long-term performance. You will build and maintain strong tenant relationships by addressing tenant inquiries, gathering feedback, and identifying opportunities for tenant expansion and retention. You will develop and maintain strategic relationships with external stakeholders, including brokers, consultants, and industry professionals, to support leasing, market insights, and business opportunities. You will monitor and analyse property market conditions, industry trends, and competitive landscapes to identify potential risks and opportunities for the portfolio.

You will provide leadership, mentorship, and guidance to the asset management team, fostering a collaborative and high-performance culture. You will also be preparing and presenting regular reports, performance analyses, and strategic updates on asset performance, market developments, and leasing activities to senior management and investors.

Requirements:

• You possess at least a bachelor’s degree in real estate, finance, business administration, or a related field with at least 10 years of experience in asset management within the real estate or private equity industry, preferably with a focus on commercial properties, including retail assets.

• Strong knowledge of the Singapore real estate market, including market dynamics, regulations, and industry trends.

• Proven track record in developing and executing successful asset management strategies, delivering financial results, and maximising property value.

• Excellent negotiation, communication, and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.

Key Responsibilities

• Lead and support financial due diligence engagements, including the identification of key financial, operational, and commercial risks, deal breakers, and value drivers, in the context of clients’ investment strategies.

Qualifications & Experience

• Extensive professional experience in financial accounting due diligence, transaction advisory, or related areas, with demonstrated exposure to medium to large‑scale transactions.
• Prior experience within a large professional services or audit environment is required.
• Proven track record of leading complex engagements, managing teams, and interacting confidently with senior client stakeholders.
• Strong technical knowledge of accounting standards, financial analysis, and transaction‑related financial issues.
• Proficiency in English as the primary working language. Additional language skills (e.g. Asian regional languages) would be an advantage where relevant to client engagement needs.
• Strong Excel and PowerPoint skills are required. Experience with data analytics and visualization tools such as Alteryx, Power BI, or Tableau is advantageous.
• Ability to manage multiple priorities, work under deadlines, and exercise sound professional judgement.
• Strong interpersonal, leadership, and communication skills, with the ability to work collaboratively while also operating independently when required.
