ABOUT THE ROLE  

The assistant manager is responsible for overseeing and delivering high-quality real estate property and fund accounting services across complex holding structures, including SPVs, property companies (PropCos), and holding companies (HoldCos). The role has strong accountability for reviewing, approving, and making judgment-based decisions on property- and fund-level accounting treatments, estimates, and financial reporting outcomes. Acting as a senior reviewer and escalation point, the assistant manager ensures accuracy, compliance, and consistency across NAVs, property financials, management accounts, statutory reporting, and audit deliverables, while coordinating closely with fund managers, asset managers, administrators, auditors, and tax advisors.

Key Responsibilities: 

• Senior Review & Decision Making: Perform detailed reviews of complex property and fund accounting areas, including rental income recognition, accruals, intercompany transactions, interest calculations, depreciation of real estate assets, and reconciliations; make sound accounting judgments aligned with IFRS/GAAP and real estate fund structures

• Financial Reporting & NAV Oversight: Review and approve financial statements, NAV calculations, management accounts, cash flow statements, and investor reporting, ensuring proper linkage between property-level financials and fund-level reporting outputs

• Complex Structures & Consolidation: Oversee accounting for SPVs, PropCos, and HoldCos, including intercompany reconciliations, funding structures, consolidation activities, and alignment of property performance with overall fund reporting

• Audit, Tax & Stakeholder Leadership: Lead year-end audit processes for property portfolios and fund entities, acting as the primary contact for auditors, tax advisors, and stakeholders, and reviewing property- and fund-level audit schedules and financial data

What we are looking for - the ideal profile

• Experience: 2–4 years of experience in E-commerce operations or account management. Experience in FMCG or high-volume retail is a plus.
• Technical Proficiency: Hands-on experience with Shopee Seller Centre, Lazada Business Advisor, and/or TikTok Shop Seller Center is essential.
• Operational Rigor: Highly organized with a "zero-defect" mindset regarding pricing and stock management.
• Analytical Skills: Proficient in Microsoft Excel (VLOOKUP, Pivot Tables) to manage large sets of SKU data and sales reports.
• Mindset: A proactive problem-solver who is comfortable with the fast-paced, sometimes unpredictable nature of e commerce logistics and campaign cycles.
• Communication: Strong command of English. (Local language skills are a bonus but not a mandatory requirement for this specific profile).

1. Take end-to-end ownership of the Accounts Payable process, ensuring accurate and timely processing of invoices with a strong attention to detail.
2. Review, validate, and post vendor invoices after ensuring appropriate documentation, approvals, and compliance with company policies.
3. Act as the first point of contact for vendor queries, proactively managing communication and independently resolving escalations.
4. Perform regular vendor statement reconciliations, investigate discrepancies, and drive timely closure of open items.
5. Build effective working relationships with internal stakeholders and external vendors through professional, clear, and solution-oriented communication.
6. Maintain complete and well-organized AP documentation in line with company policies and accepted accounting standards.
7. Support internal and external audits by ensuring audit-ready documentation and adherence to compliance requirements.
8. Guide and support the AP team to ensure invoices are processed accurately, efficiently, and within defined timelines.
9. Monitor invoice aging and payment cycles to ensure on-time payments and minimize overdue items.
10. Contribute to continuous process improvements, strengthen internal controls, and support AP transformation initiatives.

Responsibilities

• Partner with the Head of Internal Audit to shape and execute the regional IT audit plan, focusing on key technology and security risks.
• Perform risk assessments across IT infrastructure, systems, and applications to identify priority audit areas.
• Lead and conduct end-to-end IT audits, covering infrastructure, cybersecurity, access controls, and system configurations.
• Mentor and guide junior auditors, supporting knowledge development in IT audit and strengthening team capabilities.
• Evaluate the design and effectiveness of internal controls within technology environments, ensuring alignment with policies and regulatory standards.
• Identify control gaps and risk exposures, and drive follow-up actions to ensure timely remediation.
• Prepare comprehensive and well-structured audit reports, providing actionable recommendations to management.
• Coordinate and oversee audit activities across regional offices, ensuring consistency in methodology and reporting standards.
• Engage with internal stakeholders including IT, Risk, and Compliance teams, as well as external auditors and regulators where required.
• Contribute to continuous improvement initiatives, including enhancing audit methodologies, leveraging data analytics, and adopting automation tools.

Requirements

• Degree in Accounting, Finance, Information Systems, or a related field, with relevant certification (e.g. CISA or equivalent preferred).
• At least 7 years of experience in IT audit / technology risk, with strong exposure to infrastructure and IT security environments.
• Familiarity with regulatory frameworks in a financial services or MAS-regulated environment is advantageous.
• Strong stakeholder management skills with the ability to handle regional responsibilities and travel when required.

• As the Team Leader for the MY & SG collection team, you'll foster client relationships, manage loan commitments, follow our policy, and handle loan default inquiries.
