ABOUT THE ROLE:
Reports to the Centre Manager with specific responsibilities for the efficient and smooth operation of all matters relating to the maintenance, security and management of the Building.

WHAT YOU WILL DO:

• General administration of all building works/service contracts, carpark management, security and fire protection system.
• Oversee all aspects of common areas defects, repairs & maintenance matters, plumbing, sanitary, carpark and fire & security matters.

Duties & responsibilities

As Assistant Project Manager (APM) you will be expected to contribute independently to the tasks below. This means as an APM, you demonstrate some familiarity with the subject matter and can produce these deliverables with guidance from senior team members. ·      Execute quality control basing on approved materials specification, Method of Statement (MOS) and Works Quality Plan/ Inspection Test Plan (ITP)

·      Conduct regular in-process inspections to ensure works are in accordance to BCA’s Good Industry Practice and QM/ CONQUAS standard

·      Issuance of non-conformance report (NCRs) and monitor the performance of subcontractor for all trades to ensure defects are properly rectified

·      Attend regular site meetings – to update, highlight, implement and enforce quality related matter

·      Attend off-site inspection at precast yard

·      Manage all correspondences and documentation related to quality matters

·      Prepare unit defects report upon work completion of each trade and follow up with unit rectification completion

·      Perform checks to ensure that the final touch-up works are ready for CONQUAS/ QM assessment

·      Arrange and liaise with BCA for CONQUAS/ QM assessments

·      Attend to project handover process to Client/ Purchaser/ MA when needed

Requirements

·        Diploma/ Degree related to QA/QC, Engineering, or Construction-related field

·        3-5 years QA/QC experience in the local construction industry

·        BCA CONQUAS/ Quality Mark certification will be a plus point

·        Good knowledge of construction quality control/ assurance is necessary

Prepare and monitor Master and Short-term Construction Programmes to ensure timely project progress

Appraise construction techniques and method statements for suitability and effectiveness

Perform simple design calculations to support project requirements

Monitor daily project operations to maintain workflow and address issues promptly

Supervise and track project progress to meet milestones and quality standards

Identify and resolve technical problems encountered during construction activities

Communicate effectively with Clients, Consultants, and subcontractors to facilitate smooth project operations

Ensure all construction work complies with specific drawings, certifications, and quality requirements

Coordinate subcontractors to align their activities with project schedules and standards

Oversee the implementation of the Project Quality Plan to maintain high-quality outcomes

Enforce safety regulations and promote good housekeeping practices at the construction site

Manage the processing and finalisation of claims related to the project

Job Responsibilities:

• Oversee and manage overall construction activities to ensure project delivery in terms of quality, cost, schedule, safety and environmental requirements
• Review method statements, inspection and test plans (ITP), and construction drawings
• Coordinate construction interfaces and resolve site-related issues
• Monitor construction progress and ensure alignment with project schedule
• Plan, manage and coordinate manpower and site resources
• Ensure subcontractors perform works in accordance with contract requirements
• Develop and review risk assessments and mitigation measures
• Validate construction processes and documentation
• Prepare and present progress reports, monthly reports and management reports
• Liaise with clients, consultants and internal stakeholders on project matters

Job Requirements:

• Degree in Civil Engineering or related discipline
• Minimum 8–12 years of experience in construction management
• Experience in infrastructure / railway / tunnel projects preferred
• Strong knowledge of construction processes, sequencing and site coordination
• Experience in managing subcontractors and site teams
• Familiar with safety, quality and regulatory requirements
• Strong leadership, communication and problem-solving skills
