• Knowledge and skills in work pass applications, renewals, cancellations, procedures and processes.

• Administer and manage the e-Leave system.
• Generate reports as required and on monthly basis.
• Liaise and work closely with site administrative staff.
• Manage staff welfare.
• Submit claims for maternity leave, paternity leave, NS make-up pay, childcare leave, and other statutory benefits.
• Prepare schedules for performance appraisals and process increment letters and related documentation.

Requirements:

• Nitec, Certificate in Office Skills, NTC Grade 2 or equivalent
• At least 3 years of relevant working experience in Human Resources.
• Adaptable and meticulous with strong attention to detail.
• Knowledge of the Employment Act.
• Good communication and problem-solving skills.
• Able to work independently with minimal supervision.
• Proficient in Microsoft Office applications, including VLOOKUP in Excel.

What you'll be doing

Property Maintenance & Technical Services

• Conduct routine inspections of common areas and facilities, and perform authorized preventive, corrective maintenance on buildings, facilities system, not including but not limited to electrical, plumbing, sanitary system, mechanical and ACMV as directed by the supervisor.

Emergency Response & Customer Service

• Attend to all emergencies and resident complaints promptly, politely, and tactfully.

Inventory & Asset Management

• Maintain inventory and records of all parts and end-items used for maintenance work, including those kept in the store.

Documentation & Reporting

• Ensure proper documentation of work records and work orders upon completion.

Ad-Hoc & Support

• Handle any ad-hoc task assigned by the supervisor.

What we're looking for

Educational Qualification

• NITEC/Higher NITEC/Diploma in Building Maintenance/ Electrical / Mechanical / Mechatronic Engineering/ Facility Management

Experience

• 1 year of relevant experience with good knowledge in building mechanical and electrical system *Perform Work at Height (WAH) will be an added advantage

Regulatory Understanding

• Sound knowledge of the Management Corporation Strata Title (MCST) framework and the Building Maintenance & Strata Management Act (BMSMA).

Responsibilities

• Assist with site walkthroughs and coordination with tenants’ contractors for unit setup, renovation, and reinstatement works.
• Carry out routine upkeep and minor repair tasks for building systems including HVAC, electrical wiring, plumbing, and sanitary fittings.
• Perform scheduled servicing of kitchen hood filters, specifically for F&B tenants.
• Conduct regular checks on public and back-of-house areas to identify and report maintenance issues such as power trips, leaks, or cooling faults.
• Monitor and update maintenance logs, weekly building condition reports, and monthly inspection records.
• Check and maintain fire safety equipment including extinguishers, hose reels, and dry risers to ensure compliance and readiness.
• Support landlord’s team on repair and upkeep works of shared facilities and systems.
• Assist in overnight maintenance works, such as equipment replacements or major system upgrades, when needed.

Requirements:

• Nitec/Higher Nitec in Mechanical, Electrical, Air Conditioning, or relevant discipline.
• Minimum 2 years of experience in property or facilities maintenance, preferably in a commercial environment.
• Practical knowledge of building systems such as M&E, ACMV, plumbing, and basic AV support.
