The Role

This position will be responsible to provide technical support, solutioning, industry knowledge for tasks assigned in the technical services section within Group Property Management (GPM). Position will also be required to provide support to the portfolio Property Management teams to review technical issues, defects, replacement and conversion works across Mapletree Group’s asset portfolio and ensure compliance to building safety requirements and standards.

Reporting to the VP, Technical Services, candidate must possess excellent technical skills in one or more M&E areas as well as strong stakeholder engagement skills. Candidate will be required to work independently to achieve Group Property Management (GPM) goals and as part of the larger GPM team in fulfilling its role as a corporate unit in charge of Property Management as a whole.

Job Responsibilities

• Work closely with portfolio technical team(s) and external consultants and contractors to review property-related end-of-life replacements and/or defects, and propose solutions for replacement or rectification, operation, repair maintenance of all building M&E facilities and systems
• Provide expertise advice to the local team in solving critical structural or mechanical issues
• Where assigned and needed, lead, plan, control, organise and monitor building defects and conversion works to achieve asset objectives and standards across portfolio of assets
• Work with procurement to source and procure consultancy services (where required) and contractors to implement rectification / conversion works
• Review consultant’s building proposals for design, functionality and for building operations. This applies to both existing properties (maintenance, operations and design and replacements) and for a new-build project (design and implementation)
• When assigned, manage budget and expenditure of repair and maintenance works, long term building asset repairing and replacement planning, and capital expenditure projects
• Look into new initiatives, innovations or automation and provide recommendations for better energy and cost saving as well as efficiency of operations across portfolio of assets
• Assist to run the Engineering forum to showcase new innovations and align engineering practice within internal stake holders

Job Requirements

• Degree in Engineering (Electrical or Mechanical) or equivalent
• At least 10 years of relevant experiences in building facilities management, project management and integrated fitting out works
• Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage
• Experienced in GRESB and WELL certification work will be an advantage
• Certification as a Green Mark Associate, Fire Safety Manager will be an added advantage
• Strong leadership, planning, communication skills and good interpersonal skills are essential
• Ability to manage operations and projects simultaneously

Responsibilities:

• Standards Enforcement: Ensure all projects adhere to the DBS Project Management Life Cycle (PMLC) and Agile frameworks.
•  Audit Readiness: Maintain comprehensive project documentation and artifacts to ensure compliance with internal risk management and external regulatory standards.
•  Meeting Facilitation: Organize and facilitate Project Steering Committee (PSC) and Working Group (WG) meetings, including preparing executive-level materials and tracking action items.
•  Budget Oversight: Track project spending against budgets, manage accruals, and flag potential overruns to Project Leads.
•  Resource Planning: Monitor resource utilization across various "squads" or departments to identify bottlenecks and ensure optimal allocation.
•  Performance Dashboards: Utilize tools like Tableau, Power BI, or internal DBS platforms to create real-time dashboards for project KPIs, risks, and milestones.
•  Narrative Building: Translate complex technical progress into clear, simplified status reports for senior stakeholders (e.g., VPs and Managing Directors).
• Proactive Monitoring: Maintain and update the RAID log (Risks, Assumptions, Issues, Dependencies).
•  Escalation: Identify critical path delays and proactively escalate issues that may impact the project’s "market readiness" or rollout.

Requirements:

• Hands-on experience in project management tools such as Jira, Confluence, and MS Project
• Strong Microsoft Excel skills including Pivot Tables, VLOOKUPs, and macros
• Experience with data visualization tools
