ROLE SUMMARY
Senior Manager or Associate Director, Site Selection Strategy work directly with the executive team to identify and unlock new markets for hyperscale data centre development.
This role sits at the intersection of data-driven market intelligence, commercial deal-making, and strategic stakeholder engagement. Will be the engine behind sub-market assessment process and a key contributor to capital deployment decisions.
RESPONSIBILITIES
- Develop and own the organization's site selection strategy and sub-market prioritization framework across multiple markets inAPAC and EMEA, from greenfield identification through to executive approval and site execution.
- Lead market entry into new regions — conduct market screening, assess infrastructure readiness, engage government bodies and utility providers, and build commercial cases from first principles.
- Build and present metro-level investment cases directly to the Executive team and Board, securing capital deployment approvals for new greenfield market entries.
- Design and maintain geospatial evaluation models using GIS platforms (e.g. ArcGIS or equivalent) covering power availability, infrastructure access, land acquisition risk, and regulatory environment across target markets.
- Lead and support engagement with government agencies, utility providers, and landowners to advance market entry objectives, including structuring engagements around tax incentives, regulatory approvals, and economic development frameworks.
- Manage a large-scale active pipeline across multiple sub-markets, tracking status and ensuring portfolio options remain ahead of customer requirements.
- Drive alignment across commercial, customer success, energy, masterplanning, and site selection teams to translate market strategiesinto executable site programmes within Ready-For-Service (RFS) timelines.
- Integrate sustainability, ESG, and community value metrics into the market assessment process, ensuring new entries meet evolving customer and regulatory requirements.
- Participate in commercial negotiations and lease valuations with landowners; support LOI and SPA processes for greenfield and built infrastructure.
- Lead and develop a team of data analysts, building automated site-evaluation dashboards and decision frameworks that improve evaluation cycle times across target markets.
REQUIREMENTS
- 5+ years of experience in market strategy, site selection, or portfolio development within the data centre, digital infrastructure, or real estate sectors.
- Proven track record managing large-scale sub-market pipelines across APAC and/or EMEA, and presenting investment cases to senior leadership or Board level stakeholders.
- Strong geospatial and analytical skills — proficiency in GIS platforms, business intelligence tools, and data analysis languages (SQL, Python or equivalent) preferred.
- Experience engaging government bodies, utility providers, and landowners across diverse regulatory environments in Asia Pacific and/or EMEA.
- Exposure to commercial negotiations, lease evaluations, and LOI/SPA processes for greenfield and built infrastructure.
- Strong cross-functional collaboration skills — ability to align commercial, energy, technical, and customer success teams behind shared growth objectives.
- Data centre industry knowledge and relevant certifications are advantageous.
- Bachelor's degree in Geography, Urban Planning, Real Estate, Engineering, or a related field. GIS specialization or post graduate qualification is a plus.
