Assists the contract manager in providing elective support to project management teams by ensuring that the contracts are administered in accordance with contractual obligations and eìective cost management strategies;

· Carries out pre-tender activities in the award of trade packages by conducting site show round and ensuring the completeness of tender drawings/documents;

· Seeks clariícations with the respective consultants regarding discrepancies in the scope of work and drawings; replace all addendum drawings and BQ pages after clariícations;

· Seeks quotation from the respective trades and follows up on submission of quotations;

· Takes up quantity as per BQ and the detailed breakdown in the Excel sheet;

· Reviews tender pricing with contract manager; understands the project schedule, proít margin and goodwill discount; attends tender interviews; goes through tender reply with contract manager and prepares reply accordingly;

· Reviews letter of appointments, contract drawings and documents and to highlight any deviation from the tender;

· Attends project kick oì meetings and brief the scope of works with project team and management;

· Makes arrangements for insurance/factory licence/bond/pre-construction survey, ít out deposit if required;

· Follows up on making arrangements for sample submission;

· Negotiates with the respective supplier and appoints the specialist sub-contractors based on trade;

· Ensures the timely submission of VO cost on day to day or weekly basis and communicates with the project team; timely submission of monthly progress claims; ínal account closing;

· Submits the progress claim on monthly basis;

· Follows up eìectively on payment certiícate and payment with the clients;

· Certiíes sub-contractors claims based on site progress and quantity;

· Requests for AI/EI with the respective consultants;

· Attends internal and external project closure meetings with consultants;

· Submits the warranty based on contractual terms;

· Ensures PM’s submission of as built drawings and OM manual

· Follows through with the landlord on refund of ít out deposit

1. Assists Project Manager in the co-ordination of project management activities to ensure that projects are executed in a smooth and effective manner;

2. Attends external project kick-off meetings, meetings with consultants as well as technical and co-ordination meetings,daily project meetings and internal project closure meeting;

3. Assists Project Manager in carrying out all shop drawings and submission with Drafting Department;

4. Assists Project Manager in carrying out risk assessment and other risk management activities; makes recommendations on risk control measures; communicating risk assessment to all workers;

5. Ensures all contractors are safety inducted and issued with Permit before work commencement;

6. Ensures the adherence to the safe work procedure (SWP) established; to inform project manager or project director of any shortcoming in the SWP or risk control measures implemented;

7. Ensures the familiarization with the scope of works;

8. Resolves site problems proactively in a timely manner and seeks advice from Project Manager as appropriate;

9. Ensures the timely preparation of project progress and other reports;

10. Follows up on all aspects of QA/QC matters; records all defects works and ensure proper documentation;

11. Co-ordinates daily activities of workers’ duties and to ensure that they are performed in a proper manner;

12. Makes daily checks on work progress, housekeeping and safety implementation on site with safety personnel;

13. Assists in cost control by cutting materials wastage, reducing labour cost, usage of tools and equipment, etc;

14. Assists the Project Manager in conducting Mass Tool Box meeting with safety personnel;

15. Ensures proper project documentation including email communication;

16. Assists in promoting good team morale and team spirit in the project team;

· Assists Project Co-ordinator in monitoring and recommending appropriate risk control measures to reduce or eliminate the risks identified;

· Assists Project Manager and Project Co-ordinator in preparation of risk assessment record after completion of the assessment;

· Assists Project Manager and Project Co-ordinator in risk assessment communication to the workers;

· To maintain safety and health in accordance with WSH Act and WSH legislative requirements.

· Responsible for administration of safety and health records according to the company’s accreditation such as ISO, OSHAS and BizSafe requirements and preparation for audits.

· Responsible for implementation and administration of site Safety and Health Management System (SHMS), identification of WSH hazards, implementation of control measures, conduct Safety inspection and Safety committee meetings, update and reviewing of changes.

· To provide technical and professional safety assistance to the site construction management.

· To brief Project Manager or Project Team regularly on the execution status of the overall EHS program.

· To conduct daily EHS toolbox meeting, prepare and maintain PTW records.

· Promptly correct any unsafe condition or practice.

· To conduct accident or incident investigations and preparation of investigation reports, including the effective closures of all corrective or preventive actions.

· Recommend Stop Work Order to Project Manager when unsafe conditions arise, including to promptly correcting any unsafe condition or safe work practice.

· Identify environmental health irregularities and recommend measures to rectify such irregularities.

· Inspect site to ensure all facilities and equipment relevant to the maintenance of environmental health are in proper working conditions and do not pose any environmental health hazard.

· Participate as a risk management team member in the site RM organization.

· Participate in risk assessment activities for site.

· Any other duties as may be assigned.

i) Collect, scan and upload documents following set procedures.
ii) Issue letters and receipts concerning the documents in circulation.
iii) Assist to process the application of site entry passes for all workers and staff.
iv) Notify personnel of updated document versions and how to access them.

vi) Work with documents and records across various departments, including human
resources, marketing and construction.
vi) Prepare updates and respond to client’s requests for information about project status.
vii) Manage feedback, queries and resolve complaints from public in a tactful and professional manner

1. Ensure that practices are in compliance with local legislation and regulation;

2. Maintaining employees’ personal file and updating employees’ details in HR system;

3. Performing monthly payroll processing including preparations of IR21, IR8A, leave pay and claims ;

4. Preparing necessary HR documents for hiring, disciplinary handling, exiting, job increment and promotion and misc. letter when staffs requested for ICA, MOE, MOM;

5. Planning, preparing, coordinating and administering of employees’ training program and journey;

6. Handling and liaising between staffs and insurance broker on insurance claims and work injury compensations and all documentations;

7. Performing duties pertaining to welfare matters, grievances, disciplinary issues;

8. Maintaining all records of staff attendance such as annual leave, leave of absence and medical leave etc. Input Off-in-lieu as and when required for PH and pre-approval by management;

9. Verifying claims with proper record keeping, monitoring of entitlements for staff outpatient and inpatient medical

10. Handling all Govt bodies on HR related Matters (MOM’s call on foreign worker stays verification, Calls from HDB and MOM to verify Foreign Workers and even House Owners, Surveys and Reports for all govt bodies as well)

11. Follows through on home leave applications of foreign worker and seek the necessary approvals, purchase of air ticket for resigning foreigner workers, levy waiver for workers returning from home leave;

12. Over sees and manage all work passes applications, renewal and cancellations, mandatory courses to be possess by worker, update of personal details and any other matters for foreign workers

13. Full spectrum of talent acquisition processes including hiring candidates, ensure recruitments documents are in order, job posting, screening of CVs, interview arrangements.

14. Manage employee onboarding and offboarding processes, including preparing employment contracts, conducting orientation sessions, IR21 and clearance;

15. Manage day – to -day HR activities, including maintaining employee records and preparing hr related documents

16. Change at time to time against with the Ministry of Manpower (MOM) rule and regulations on the policy.

17. Perform any other duties as assigned.

Job Requirements:

- At least 2 years' related HR experience

- Proficient in Employee Act and HR practices

- For Singaporean or PR only

• Plan, schedule, and coordinate deployment of workers to construction sites based on project timelines and manpower needs.

• Track daily attendance, working hours, and movement of workers across sites. (liaise with HR)

• Manage and update manpower records and reports regularly (including daily/weekly/monthly reports).

• Coordinate with HR for recruitment, work permit applications, renewals, and cancellations.

• Support worker welfare and handle worker-related issues, grievances, and disciplinary matters.

• Assist in arranging accommodation, transport, and other logistics for workers when required.

• Visits work site or dormitory when needed, including at night if necessary.

• 5-day work week.

1. Responsible for production of shop drawings and detailed construction issues;
2. In charge of all drawing development required by the project;
3. Prepares detailed as-built/shop drawings for submission and interior fit-out works/construction;
4. Prepares drawings accurately from oral instructions, rough sketches and notes, calculations, dimensions for construction or building works;
5. Maintains, updates and makes amendments to drawings as needed;
6. Performs site checking to ensure proper dimension, connection and detail for fabrication;
7. Analyses and interprets changes to drawings;
8. Ensures the drawings comply with specifications and company standards;
9. Understands the project scope and requirements in the preparation of detailed shop drawings ensuring that the drawings are easily understood by the project teams;
10. Ensures the proper indexing, filing and storage of drawings in both hardcopy and electronic media;
11. Manages multiple projects concurrently and accurately in a timely manner through workload prioritisation;
12. Prepares documents and transmittal form for submissions;
13. Consults with key personnel in the project planning on necessary details in the preparation of drawings;
14. Studies drawings and other pertinent papers in preparation for fabrication or erection drawings;
15. Ensures that all materials are detailed and accounted for in erection drawings;
16. Collaborates with quality supervisor to guarantee adherence to specification;
17. Explains drawings to production or project teams and provide adjustments as necessary;
