We are seeking an experienced and commercially driven Leasing Manager / Senior Leasing Manager to lead retail leasing initiatives across our portfolio. This role is responsible for driving leasing performance, optimising tenant mix, enhancing asset value, and building strong tenant relationships to support long-term business objectives.

The ideal candidate will possess a valid RES licence or equivalent qualification and bring a strong track record in retail leasing and deal-making. Experience within the luxury retail segment will be highly regarded. In addition, the successful candidate will demonstrate strong leadership capabilities, with the ability to mentor and develop a high-performing team while collaborating effectively with internal and external stakeholders.

You will have an opportunity to play a key role in shaping the leasing strategy of a premier retail portfolio, with exposure to high-profile retail and luxury brands across local and international markets. There will be leadership responsibility with the ability to influence asset performance and tenant mix decisions.

Key Responsibilities

- Support the development and execution of leasing strategies, including trade mix planning and tenant optimisation initiatives to maximise asset value.

- Drive leasing plans and initiatives in alignment with asset objectives and market positioning.

- Lead, mentor, and coach the leasing team to achieve leasing targets and operational excellence.

- Lead lease negotiations for new and renewal tenancies with tenants, agents, consultants, and business partners.

- Manage tenancy-related matters, ensuring timely resolution of issues and escalations.

- Develop and implement tenant engagement and retention strategies to attract and retain quality tenants.

- Oversee the full leasing lifecycle, including enquiries, prospecting, tenant viewings, negotiations, and deal closure.

- Build and maintain a strong pipeline of prospective tenants, including new-to-market and international brands.

- Monitor leasing performance, occupancy levels, and vacancy management to optimise rental income.

Key Requirements

- Valid RES licence or equivalent professional qualification.

- Proven experience in retail leasing, with a strong track record of successful lease negotiations and deal closures.

- Experience within luxury retail leasing is highly advantageous.

- Strong understanding of retail market dynamics, tenant mix planning, and asset value enhancement strategies.

- Demonstrated leadership experience with the ability to manage, mentor, and  -develop a team.

- Excellent negotiation, stakeholder management, and relationship-building skills.

- Commercially astute, proactive, and resourceful with strong problem-solving abilities.

Our client is seeking a detail-oriented and proactive Compliance Officer to join their management team. You will be responsible for ensuring that the REIT and its Manager, and the Business Trust and its Trustee-Manager adhere to all regulatory requirements set by the Monetary Authority of Singapore (MAS), the Singapore Exchange (SGX), and other relevant authorities.

You will navigate the intersection of complex real estate transactions and the operational nuances of hotel management across multiple jurisdictions.

Key Responsibilities:

- Regulatory Oversight: Ensure compliance with the Securities and Futures Act (SFA), Securities and Futures Regulations, the Code on Collective Investment Schemes (Property Funds Appendix), Business Trusts Act (BTA), Business Trust Regulations, and SGX Listing Rules.

- Licensing & Reporting: Manage the Capital Markets Services (CMS) License requirements and handle all regulatory filings, including representative notifications and annual returns.

- Policy Development: Draft, implement, and update internal compliance manuals, including Anti-Money Laundering (AML), Countering the Financing of Terrorism (CFT), and Personal Data Protection Act (PDPA) policies.

- Conflict Management: Monitor and manage Interested Person Transactions (IPTs) and ensure proper disclosure and benchmarking for hospitality-related service agreements.

- Advisory: Act as the primary point of contact for the Board and business units regarding the regulatory impact of new acquisitions, divestments, or hospitality management contracts.

- Cross-Border Regulatory Alignment: Monitor and ensure compliance with local property laws and hotel licensing requirements in ASEAN (e.g., Hotel Act) and various European jurisdictions (e.g., GDPR, local tax residency rules).

- Foreign Investment Limits: Ensure the REIT adheres to Foreign Business Act (FBA) and specific land ownership restrictions applicable to foreign-managed assets.

- International AML/CFT Standards: Align internal controls with the EU Anti-Money Laundering Directives (AMLD6) and Thailand's Anti-Money Laundering Office (AMLO) requirements to prevent illicit fund flows through international operations.

- Global Data Privacy Management: Oversee a robust data protection framework that bridges the gap between Singapore’s PDPA, the EU’s GDPR, especially concerning guest data shared between hotel operators and the REIT Manager.

- Master Lease & Management Oversight: Review and monitor compliance for Master Lease Agreements common in Europe and Hotel Management Agreements (HMAs) to ensure transparency in fee structures and "Interested Person" considerations.

- Tax Compliance Coordination: Work with tax advisors to ensure compliance with Base Erosion and Profit Shifting (BEPS) pillars and local VAT/GST requirements for hospitality services in Europe, Malaysia, Indonesia, and Thailand.

- ESG & Sustainability Reporting: Manage disclosures related to the EU Taxonomy and the Sustainable Finance Disclosure Regulation (SFDR) for European assets, integrating these into the REIT’s annual Sustainability Report in Singapore.

- Training: Conduct regular compliance training for staff to foster a culture of integrity and awareness.

- Audit Coordination: Liaise with internal and external auditors during compliance reviews and implement any necessary remedial actions.

Key Requirements:

- Bachelor’s Degree in Law, Finance, Accountancy, or a related field.

- 2–5 years of compliance experience within a MAS-regulated entity

preferred.

- Strong understanding of the SFA, FBA, BTA, Securities and Futures Regulations, Business Trust Regulations, Code on Collective Investment Schemes (Property Funds Appendix), and SGX-ST Listing Manual.
