We are seeking an experienced Construction Manager to lead and coordinate site execution for reinforced concrete and wet-trade subcontract works. Site Execution & Coordination

Manage daily execution wet-trade works at site

財務經理

職位概述

我們正在招募一位財務經理，負責管理和監督公司的日常財務運作。該職位的主要職責是管理財務團隊，特別是應付帳款和應收帳款，確保會計記錄準確、及時完成月末結算、正確進行帳目核對、監控現金流量並遵守內部控制規定。

財務經理將向財務總監匯報工作，並作為關鍵人員負責管理財務營運的執行。

主要職責

財務營運

• 負責公司日常財務營運。
• 監督和指導應付帳款和應收帳款團隊。
• 確保會計交易記錄準確、完整、及時。
• 審核付款申請、供應商發票、客戶發票、收據、貸項通知單及會計分錄。
• 處理交易前，請確保已獲得所有必要的證明文件和批准。
• 監控應付帳款、應收帳款、銀行帳戶、現金、應計項目、預付款和總帳活動。
• 確保財務營運遵循公司政策、標準作業程序、審批流程和內部控制。

應付帳款和應收帳款

• 審核供應商對帳單核對狀況及應付帳款帳齡。
• 監控付款進度，確保付款準備妥當。
• 審核客戶帳齡、收款狀態及逾期帳款。
• 確保客戶收據得到正確記錄和分配。
• 跟進未配對的收據、帳單問題、貸項通知單申請和電子發票相關問題。
• 支援公司間結算、對帳及相關公司交易。

銀行、現金流和對帳

• 審核銀行對帳單，確保對帳項目及時解決。
• 每日或每週監控現金部位。
• 編制並監控短期現金流預測。
• 重點在於現金流量問題、即將到期的大額付款、逾期收款或異常交易。
• 確保及時處理支票收據和銀行存款事宜。

月末結算和報告

• 協調每月結算工作，確保按時完成。
• 審核每月帳戶明細和對帳單。
• 審核應計項目、預付款、應付帳款、應收帳款、銀行、公司間往來及其他資產負債表附表。
• 協助編制月度管理報告和相關進度表。
• 分析重大差異、異常餘額和財務趨勢。
• 協助年終審計準備工作，並在需要時與審計人員聯絡。

合規與內部控制

• 支援銷售與服務稅 (SST)、電子發票、稅務、稽核和法定合規事宜。
• 確保會計記錄的正確記錄和歸檔。
• 找出控制漏洞、流程缺陷或反覆出現的錯誤。
• 建議改善財務流程、工作流程和報告。
• 將重大問題、風險或違規事項回報給財務總監。

團隊管理

• 分配任務並監督財務團隊成員的工作表現。
• 為應付帳款和應收帳款員工提供指導、輔導和培訓。
• 確保財務團隊成員按時完成每日、每週和每月的任務。
• 建立紀律嚴明、準確無誤、負責任的財務營運文化。
• 確保財務團隊內部有妥善的備份安排。

要求

• 應徵者必須至少擁有會計、金融或相關領域的學士學位。
• 持有 ACCA、CPA、CIMA、MICPA 或同等專業資格證書者優先考慮。
• 至少5年相關財務/會計經驗，最好有財務團隊管理經驗。
• 具備應付帳款、應收帳款、銀行對帳、月末結算及財務報告的管理經驗。
• 對會計準則、內部控制、銷售與服務稅 (SST) 和基本稅務合規有良好的理解。
• 具備ERP/會計系統使用經驗。有Odoo使用經驗者優先考慮。
• 良好的領導能力、溝通能力、問題解決能力和分析能力。
• 能夠獨立工作，按時完成任務，並能同時處理多項任務。
• 注重細節，認真負責，親力親為。

工作職責

1. 物業收購與業務發展

•⁠ ⁠尋找並聯絡業主、投資者、房東和開發商，介紹 COBNB 的短期租賃管理服務。

•⁠ ⁠透過人脈、推薦、陌生拜訪、社群媒體、房地產展覽和行業活動來開發新客戶。

•⁠ ⁠向潛在客戶進行銷售展示與諮詢。

•⁠ ⁠管理從線索開發到合約簽訂的整個銷售週期。

•⁠ ⁠協商並簽訂物業管理協議。

•⁠ ⁠達成每月及每季的使用者獲取目標。

2.關係管理

•⁠ ⁠與業主、代理商和商業夥伴建立並維護長期合作關係。

•⁠ ⁠在入職過程中擔任主要聯絡人。

3. 市場調查與策略

•⁠ ⁠協調房產檢查、文件記錄及交接流程。

•⁠ ⁠在 CRM 系統中維護準確的銷售線索、商機和已簽署協議記錄。

職位要求：

•⁠ ⁠商業、行銷、飯店管理、房地產或相關領域的文憑或學士學位。

•⁠ ⁠有銷售、業務拓展、房地產、旅館或物業管理的經驗者優先考慮。
