Residence Manager, Property Management (MCST)

To ensure the efficient and smooth operation of all matters relating to maintenance and management of the properties.

Responsible for preserving the good condition of the infrastructure that they are safe and well maintained and functioning.

Responsibilities

· Fully responsible for the day-to-day operation of the building, ensuring all facilities are always fully operational.

· Schedule, coordinate and supervise all maintenance functions to the highest standard expected for the client and the subsidiary proprietors.

· Plan, co-ordinate and facilitate council meetings and Annual General meetings.

· Manage and supervise all maintenance and administrative staff assigned to the complex/building.

Requirements

· 5 years’ experience in managing condominium / building preferably with high end residences

· Diploma/Degree in Estate Management, Facilities / Hospitality / Business preferably familiarity with BMSMA

· Strong communication and negotiation skills

· Well organize and able to optimize cost, space and equipment while working within the budgeted operational costs

• Assist of BIM manager for Tender document creation, coordination with different trades and team work.

Job Requirement :-

· Coordinate and Monitor all Architecture trade

· Submission of sample/ shop drawing/ catalogues & technical documents for consultants approval and keep track of all approvals, feedback/ comments form consultants for subsequence processing

· Coordinate with others discipline (Structure and M&E) for all technical issues found in construction drawings

· Check all drawings and prepare RFI for all discrepancies

Requirement:

· Candidate must possess at least Diploma/ Degree in Architecture or equivalent

· At least 3 years of local working experience in the Architectural Coordination works

Responsibilities

·      Coordinate with consultants, subcontractors, andvendors to prepare, review, and submit shop drawings, technical submissions,RFIs, and method statements.

·      Assist the M&E Engineer in planning and sequencing M&E works to avoid clashes and ensure smooth integration with architectural and structural trades.

·      Support QA/QC activities, including site inspections, material verification, and monitoring rectification works for non-compliances.

·      Ensure site safety compliance by coordinating with the WSH team and ensuring that subcontractors follow RA, SWP, and permit-to-work processes.

·      Provide guidance and support to M&E Supervisors by clarifying technical requirements, reviewing their inspection findings, and mentoring them to improve their coordination, documentation, and site-management skills.
