Job Description : -

• Assist in the day-to-day project planning and implementation and report to Project Manager
• Ensure that all works (including those of sub-contractors) are carried out based on established method statements / procedures, QA/QC specifications and contract requirements.
• Liaise with authorities, consultants, contractors and subcontractors to ensure smooth implementation and on time delivery of the project.
• Manage project from inception until handover within the agreed costs, time and quality.
• Review and control all consultants' drawings to ensure consistency with the design.
• Review quality of construction material at site and ensure compliance with project quality plan (PQP) & specifications.
• Prepare PQP, QA/QC documents & perform risk assessment, site observation, non compliance report, Inspection Test Plan & other QA/QC task requirements at project site.
• Plan, coordinate, manage & supervise project teams on the Implementation of QA/QC programs and ensure adherence to required standards & procedures.
• Liaise with project teams, contractors, subcontractors & relevant authorities on quality related matters.

Requirements :-

• Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Engineering (Civil).
• At least 3 Year(s) of working experience in the related field is required for this position or has any one of followings ;
• 1. Minimum 2 years relevant experience in the implementation of MS ISO 9001 in the construction industry, or
• Has attended field internal audit activities for MS ISO 9001, orPossesses Internal Audit Certificate from agency or body recognized by MAMPU
• • Required Skill(s): Strong interpersonal and communication skills, familiar with Auto Cad / Microsoft Project is an advantage, self-motivated eager to learn and is flexible & good observation.

Requirements :

• Graduate in Environmental/ Health/ Safety/ Science or equivalent.
• 5 years’ experience in the field of Environmental Management.
• Required language(s): English and Bahasa Malaysia
• Familiarize with Environmental Management System (EMS) & Environmental Management Plan (EMP).
• Must be able to communicate with the workers and site coordination works.
• Efficient and able to work independently with minimum supervision.

Responsibilities :

• Carry out necessary inspections and monitoring to check for compliances with the requirement of this EMP (Environmental Monitoring Plan), established procedures and any other requirement from the authorities.
• Identify potential source of pollution and propose appropriate mitigation plans and supervise corrective measures to take.
• To record daily report on environmental issues.
• To keep abreast on all current and new legislation, code of practice pertaining to environmental activities
• Coordinate all aspect of pollution control, waste management and recycling programs.

The Senior Executive, Leasing is responsible for executing the mall's leasing strategy, maintaining high occupancy levels, sourcing and securing suitable tenants, managing tenant relationships, and supporting the overall commercial performance of the shopping centre. The role will work closely with the Centre Manager to strengthen the tenant mix, enhance shopper experience, and maximize rental revenue.

Key Responsibilities

1. Leasing & Business Development

. Identify, source, and secure new tenants in line with the approved tenant mix strategy.

. Conduct market research and prospecting activities to generate leasing leads.

. Prepare and present leasing proposals to prospective tenants.

. Negotiate rental rates, lease terms, fit-out requirements, and commercial conditions within approved authority limits.

. Conduct site inspections and mall presentations with potential tenants.

. Maintain a database of prospective tenants, retailers, franchises, and local entrepreneurs.

. Build and maintain strong relationships with retail brands, agents, brokers, and property consultants.

2. Tenant Mix Planning

. Assist in developing and implementing the mall's tenant mix strategy.

. Identify trade categories that are underrepresented and propose suitable tenants.

. Monitor market trends, retail concepts, and consumer preferences.

. Recommend tenancy changes to improve footfall, dwell time, and revenue performance.

. Support the repositioning of vacant areas and underperforming zones.

3. Lease Administration

. Coordinate the preparation of Letters of Offer (LOO), Tenancy Agreements (TA), renewal letters, and related leasing documentation.

. Ensure all leasing documents are properly executed and filed.

. Monitor lease expiry dates and initiate renewal discussions in a timely manner.

. Maintain accurate leasing records and tenancy databases.

. Track key leasing metrics including occupancy, lease expiries, renewals, and rental income.

4. Tenant Relationship Management

. Serve as a key point of contact for tenants regarding leasing-related matters.

. Conduct regular engagement sessions with tenants to understand business performance and operational challenges.

. Address tenant concerns and coordinate solutions with relevant departments.

. Foster positive landlord-tenant relationships to improve retention rates.

Monitor tenant compliance with tenancy terms and mall regulations.

5. Retail Performance Monitoring

. Monitor tenant sales performance and occupancy costs.

. Analyze sales reports and identify opportunities to improve tenant performance.

. Recommend tenancy restructuring, relocation, or replacement where necessary.

. Prepare leasing performance reports and presentations for Management.

6. Marketing & Promotional Collaboration

. Work closely with the Marketing team to support mall campaigns and events.

. Identify opportunities for promotional partnerships with tenants.

. Coordinate leasing opportunities for temporary tenants, kiosks, roadshows, and pop-up stores.

Assist in attracting event partners and experiential concepts that drive footfall.

7. Budgeting & Reporting

Assist in preparing annual leasing budgets and revenue forecasts.

Monitor leasing income against approved budgets.

Prepare weekly and monthly leasing reports covering:

Occupancy rates

Vacancy status

Leasing pipeline

New leases secured

Renewals

Rental revenue performance

維護準確的租賃記錄和租戶資料庫。

追蹤關鍵租賃指標，包括入住率、租賃到期日、續租狀況和租金收入。

4. 租戶關係管理

. 作為租戶在租賃相關事宜上的主要聯絡人。

定期與租戶進行溝通交流，了解其業務表現和營運挑戰。

解決租戶提出的問題，並與相關部門協調解決方案。

. 促進房東與房客之間的良好關係，以提高續租率。

監督租戶遵守租賃條款和商場規章制度的情況。

5. 零售績效監控

監控租戶的銷售業績和占用成本。

分析銷售報告，找出提高租戶績效的機會。

必要時建議進行租賃結構調整、搬遷或更換。

. 準備租賃業績報告和演示文稿，提交給管理層。

6. 行銷與推廣合作

與行銷團隊緊密合作，支持商場的推廣活動和專案。

尋找與租戶進行促銷合作的機會。

協調臨時租戶、售貨亭、路演和快閃店的租賃機會。

協助吸引活動夥伴和能增加客流量的體驗式概念。

7. 預算與報告

協助編制年度租賃預算和收入預測。

Tanggungjawab Utama

1. Pajakan & Pembangunan Perniagaan

Kenal pasti, cari dan dapatkan penyewa baharu selaras dengan strategi campuran penyewa yang diluluskan.

Menjalankan aktiviti kajian pasaran dan prospek untuk menjana bakal pelanggan.

Menyediakan dan membentangkan cadangan pajakan kepada bakal penyewa.

. Rundingkan kadar sewa, terma pajakan, keperluan pemasangan dan syarat komersial dalam had pihak berkuasa yang diluluskan.

Menjalankan pemeriksaan tapak dan pembentangan pusat beli-belah dengan bakal penyewa.

Mengekalkan pangkalan data bakal penyewa, peruncit, francais dan usahawan tempatan.

Membina dan mengekalkan hubungan yang kukuh dengan jenama runcit, ejen, broker dan perunding hartanah.

2. Perancangan Campuran Penyewa

Membantu dalam membangun dan melaksanakan strategi campuran penyewa pusat membeli-belah.

Kenal pasti kategori perdagangan yang kurang diwakili dan cadangkan penyewa yang sesuai.

Pantau trend pasaran, konsep runcit dan pilihan pengguna.

Mengesyorkan perubahan penyewaan untuk meningkatkan jumlah pengunjung, masa penginapan dan prestasi pendapatan.

. Sokong penempatan semula kawasan kosong dan zon yang kurang berprestasi.

3. Pentadbiran Pajakan

Menyelaras penyediaan Surat Tawaran (LOO), Perjanjian Sewa (TA), surat pembaharuan dan dokumentasi pajakan berkaitan.

Pastikan semua dokumen pajakan dilaksanakan dan difailkan dengan betul.

Pantau tarikh luput pajakan dan mulakan perbincangan pembaharuan tepat pada masanya.

Mengekalkan rekod pajakan dan pangkalan data penyewaan yang tepat.

Jejaki metrik pajakan utama termasuk penghunian, tamat tempoh pajakan, pembaharuan dan pendapatan sewa.

4. Pengurusan Perhubungan Penyewa

Berfungsi sebagai titik hubungan utama bagi penyewa mengenai perkara berkaitan pajakan.

Menjalankan sesi penglibatan secara berkala dengan penyewa untuk memahami prestasi perniagaan dan cabaran operasi.

Menangani kebimbangan penyewa dan menyelaras penyelesaian dengan jabatan berkaitan.

Memupuk hubungan positif antara tuan tanah dan penyewa untuk meningkatkan kadar pengekalan pemilikan.

Pantau pematuhan penyewa terhadap terma penyewaan dan peraturan pusat membeli-belah.

5. Pemantauan Prestasi Runcit

Pantau prestasi jualan penyewa dan kos penghunian.

. Menganalisis laporan jualan dan mengenal pasti peluang untuk meningkatkan prestasi penyewa.

Mengesyorkan penstrukturan semula penyewaan, penempatan semula atau penggantian jika perlu.

Menyediakan laporan prestasi pajakan dan pembentangan untuk Pihak Pengurusan.

6. Kolaborasi Pemasaran & Promosi

Bekerjasama rapat dengan pasukan Pemasaran untuk menyokong kempen dan acara pusat beli-belah.

Kenal pasti peluang untuk perkongsian promosi dengan penyewa.

Menyelaras peluang pajakan untuk penyewa sementara, kiosk, jerayawara dan kedai sementara.

Membantu menarik rakan acara dan konsep pengalaman yang mendorong kunjungan pengunjung.

7. Penganggaran & Pelaporan

Membantu dalam menyediakan bajet pajakan tahunan dan ramalan pendapatan.

Pantau pendapatan pajakan berbanding bajet yang diluluskan.

We’re looking for a motivated and dynamic Sales Executive - Outdoor Account Management to join our expanding team. In this role, you’ll strengthen relationships with existing clients while driving new business growth through your strong sales skills and proactive mindset.

In this role you will be responsible for:

• To promote the Company and its products and services to its best advantage under the guidance of Sales Manager, Branch Manager, Area Sales Manager or other Senior Managers.
• To meet agreed sales targets for the Company’s products and services on a regular basis at budgeted price levels or better.
• Maintain extensive knowledge of market and competitors, identify and develop the company’s selling propositions and differentiators.
• To manage day to day sales activities, including proposal, service agreement, prospecting, market development, handling complaints and termination calls.
• Coordinating with various internal departments in ensuring proper execution and delivering outstanding customer service.
• To update daily sales in system and SOP compliances
• All monetary collection shall be returned to the company no later than two (2) days.
• Attend other work related duties as may be assigned to you from time to time.
• Make regular visits to clients’ to build rapport and to conduct presentations and/or premises inspections when necessary.
• Deal with clients’ complaints as a matter of urgency in accordance with company policy.

• Good understanding of Business clients in your designated locations
