This is an exciting opportunity for an Assistant Property Manager to join our Queensland Real Estate Management Services (REMS) team and be part of a diverse workforce. Based in our Brisbane CBD office, you will support a team of property managers for the service delivery and financial performance of a commercial and industrial portfolio. This key role will build strong relationships with the portfolio team and landlord to ensure that business objectives are met and expectations are exceeded.

You will successfully achieve this by:

• Manage daily tenants matters, respond to all incoming requests, assist in resolving issues.
• Implement and maintain orderly lease administration, financial management procedures and overall reporting, including monitoring of all statutory and operational charges and expenses.
• Control the collection and reconciliation of monies, including rentals, outgoings, and recoverable costs in conjunction with strict arrears management practices.
• Liaise with Property Managers to co-ordinate and prepare operating budgets, involving other key stakeholders in annual budget development where relevant.
• Facilitate processing of invoices, raising work orders and managing debtors.

The Quantity Surveyor is responsible for supporting the delivery of accurate and timely quantity take-offs, cost estimates, and measurement outputs across multiple projects. The role supports the GCC business remotely and contributes to maintaining consistency, quality, and efficiency in measurement processes while assisting project teams in project delivery.

The position focuses on developing technical capabilities, adhering to established workflows, and maintaining high standards of measurement accuracy in line with company and industry best practices.

Duties & Responsibilities:

Measurement & Quantity Take-Offs

· Prepare quantity take-offs from drawings, specifications, and BIM models under supervision.

· Assist in the development of Bills of Quantities (BOQs) in line with project requirements and standards.

· Ensure measurements follow recognised standards and methodologies.

Cost Estimation & Analysis

· Support the preparation of cost estimates, budgets, and tender documents.

· Review project drawings and specifications to identify basic cost elements, risks, and discrepancies.

· Assist in cost and measurement exercises to support project cost control.

Quality Assurance

· Check and verify measurement outputs for accuracy and completeness.

· Maintain consistency of data across assigned tasks and projects.

· Follow established processes, templates, and quality standards.

Team Support

· Work collaboratively with senior team members and other departments.

· Support knowledge sharing within the team.

· Assist in learning and applying company systems and procedures.

Systems & Process Improvement

· Use digital measurement tools and QS software effectively.

The position also contributes to mentoring junior staff, improving workflows, and maintaining high standards of measurement accuracy in line with company and industry best practices.

Duties & Responsibilities:

Measurement & Quantity Take-Offs

· Lead the measurement team to quantify MEP works such as pipes, ducts, cables, equipment, etc. using 2D/3D drawings.

· Prepare detailed and accurate quantity take-offs from drawings, specifications, and 3D models.

· Develop Bills of Quantities (BOQs) in line with project requirements and standards.

· Ensure all measurements comply with recognised measurement standards and methodologies.

· Drafting and issuing RFIs.

· Carrying out design reviews to assist in the formulation of provisional sums.

· Carrying out detailed MEP specifications review to assist in identifying scope gaps and design parameter conflicts.

Cost Estimation & Analysis

· Assist in preparing cost estimates, budgets, and tender documents.

· Analyse project drawings and specifications to identify cost risks and opportunities.

· Support cost and measurement exercises to optimize project costs.

· Assists with upkeep of the technical library, including cost data, benchmarks and maintenance of the various cost database.

Quality Assurance

· Review and verify measurement outputs for accuracy and completeness.

· Ensure consistency of data across multiple projects and teams.

· Follow established processes, templates, and quality standards.

Team Support & Mentorship

· Guide and mentor junior quantity surveyors and measurement staff.
