Position Overview

We are seeking an experienced Account & Finance Manager to join our property development team. The successful candidate will oversee financial operations, ensure compliance with accounting standards, and provide strategic insights to support the company’s growth and project success.

Job Responsibilities

• Manage full spectrum of accounting and finance functions, including accounts payable, receivable, and general ledger.
• Prepare accurate monthly, quarterly, and annual financial reports.
• Develop budgets and forecasts for property development projects.
• Monitor cash flow, project financing, and investment returns.
• Ensure compliance with Malaysian Financial Reporting Standards (MFRS) and tax regulations.
• Liaise with auditors, tax agents, and regulatory authorities.
• Provide financial analysis to support feasibility studies and project planning.
• Advise management on financial risks, opportunities, and cost optimization.
• Lead and mentor the finance team, implementing best practices in financial processes and internal controls.

Job Requirements

• Bachelor’s degree in Accounting, Finance, or related field.
• Minimum 3–5 years of relevant experience, with at least 3 years in property development or construction.
• Strong knowledge of MFRS, tax laws, and project financing.
• Proficiency in accounting software (AutoCount, MHub & IFCA).
• Excellent analytical, leadership, and communication skills.
• Fluency in Mandarin, English and Bahasa Malaysia to effectively communicate with our diverse client base and stakeholders.

Some of your duties will include:

• Assist in the month-end and year-end closing processes related to asset accounting activities, including:
• Accruals, deferrals, and transaction reclassifications
• Cost allocation
• Construction in Progress (CIP) reporting
• Asset transfers (capitalization)
• Depreciation
• Fixed asset reconciliation
• Assist in the preparation of AFE documentation and the creation of Work Breakdown Structure (WBS) in SAP and SAC systems.
• Collect data and prepare monthly project reports for Project Managers and AFE Owners.
• Assist in coordinating and compiling inputs into the company budgeting system (SAC) during the annual budgeting process.
• Assist in reporting capital project budgets, forecasts, and cash flow projections.
• Prepare detailed actual-to-budget variance analysis by area and by project level.
• Assist in asset appraisal activities conducted internally and by third parties.
• Work closely with project cost control teams and Project Managers in each area to ensure accuracy in reporting project spending progress.
• Assist in preparing capital project reports for internal and external purposes (RKAB, lenders, and other government institution reports).
• Perform other duties and responsibilities related to capital expenditure reporting and analysis as required.
