Job scope

• Ensuring & follow up all rentals from tenants are being paid on time
• Preparing of tenancy agreements and all related paper works filling
• Attending feedback and complaints on building works / M&E matters
• Marketing and advertising of vacant units
• Renew and maintain valid licenses with Authority
• Liaise with Government Authority, if any
• Handle workers dormitory matters
• Coordinate with workers on maintenance, servicing and repair works for facilities
• Perform general clerical and other ad-hoc duties

Requirements

• 1 to 2 years of relevant experience in Architecture, Building, Civil/Structure Mechanical, Facilities Management or equivalent
• Good communication skills
• Able to work independently
• Meticulous and detail oriented
• Candidates with Fire Safety Manager certificate will be at advantage

• Manage phone calls and attend to walk in residents
• Maintaining proper records of enquiries or complaints received from residents/tenants.
• Manage the booking of estate facilities such as BBQ pits, tennis courts, function room etc. with accordance to standard operating procedures/handbook/by-laws.
• Support the maintenance for office facilities and equipment, coordinate with vendors / contractors / building management for the repair and maintenance of office and estate equipment / facilities when required.
• Establish and maintain proper filing system to ensure smooth documentation and administration of the estate.
• Carry out regular update of the content of the notice board(s).
• Handle maintenance fee billing to residents, issue maintenance notice / reminder.
• Assist with MCST accounts for account receivable, account payable, and petty cash management.
• Assist with the coordination council meetings and annual general meetings as instructed by the Condominium Manager.
• Any other duties assigned by supervisor / Manager

Job Requirement

• Applicants must be willing to work 5.5 days' work. (Alternate Sat upon confirmation)

• Minimum GCE ‘N’ / ‘O’ Level or relevant ITE certificate

We are seeking a skilled and detail-oriented Quantity Surveyor (QS) to join our team. The QS will play a critical role in ensuring the success of projects by managing costs, preparing tender documents, and ensuring compliance with industry standards.

Key Responsibilities:

1. Cost Estimation and Budgeting:
   • Prepare accurate cost estimates for door manufacturing, supply, and installation projects.
   • Develop and manage project budgets, ensuring cost efficiency and financial control.
   • Analyze project specifications and drawings to determine material, labor, and equipment costs.
2. Tendering and Procurement:
   • Prepare and submit tender documents, including bills of quantities (BOQ) and pricing schedules.
   • Evaluate subcontractor and supplier quotations to ensure competitive pricing and quality.
   • Negotiate contracts with suppliers, subcontractors, and clients.
3. Cost Control and Monitoring:
   • Monitor project costs throughout the lifecycle, identifying and addressing any variances.
   • Track and report on project expenditures, ensuring alignment with the approved budget.
   • Conduct regular site visits to assess progress and verify quantities.
4. Contract Administration:
   • Administer contracts, including variations, claims, and final accounts.
   • Ensure compliance with contractual terms and conditions.
   • Resolve any disputes related to costs, payments, or contractual obligations.
5. Value Engineering:
   • Identify opportunities for cost savings without compromising quality or performance.
   • Recommend alternative materials or methods to optimize project costs.
6. Documentation and Reporting:
   • Maintain accurate and up-to-date records of all financial transactions and project documentation.
   • Prepare regular progress reports for management and clients.
7. Compliance and Standards:
   • Ensure all projects comply with Singapore’s building codes, regulations, and industry standards.
   • Stay updated on market trends, material costs, and industry best practices.

Qualifications and Requirements:

• Education:
  • Diploma in Quantity Surveying, Construction Management, or a related field.
• Experience:
  • No experience required as a Quantity Surveyor, preferably with some experience in the door industry, construction, or manufacturing sectors.
• Skills:
  • Strong knowledge of construction materials, methods, and costs.
  • Proficiency in Microsoft Office Suite.
  • Excellent negotiation, communication, and analytical skills.
  • Ability to read and interpret technical drawings and specifications.
