As the Director, Portfolio Management, you will report directly to the Head of Global Portfolio Management, where you will manage end-to-end the JV NAV2 (India) and SG1 (S-REIT asset in Singapore). You will leverage your experience to assist with a variety of financial and operational responsibilities covering the end-to-end asset cycle. You will act as a business partner to increase the profitability of the assets, liaising with sales, operations, finance and legal.

Key Responsibilities

• Oversight of NAV2 and SG1 assets – point of contact for all matters related to these assets.
• Work with REIT Manager and Joint Venture partner, Business case team / FP&A team and other functions (sales, power management, operation, accounting, etc) to generate the required baseline for decision-making to utilize for the benchmarking and tracking of asset performance against IPO or other budgets. Understanding and challenging the underlying assumptions that impact this required baseline will be fundamental when providing oversight for assigned assets.
• Track monthly performance (asset level P&L), initiate and lead meetings per asset under consideration, establish regular asset evaluation, monitor Improvement plan execution.
• Responsible for monthly performance pack generation, analysis and submission to REIT manager and JV partner (SG1 and NAV2).
• Work closely with the Finance, Procurement, Sales, Product and Operations teams along with other relevant NTT GDC asset/project stakeholders to facilitate the value generation at asset level (e.g. higher customer pricing, lower opex costs, better capex spend visibility, reduced vacancy.)
• Working with Sales, Product and other key stakeholders, managing and optimizing rent and lease reviews with a focus of either tracking to the asset’s planned performance or implementing an improvement plan to get the assets back on track. Aspects of this may include understanding the asset’s client mix, calculating the margin expected from current leases, and communicating the impact of leasing decisions (inducements, base price, annual hikes, duration).
• Ensure compliance with S-REIT and JV rules around authorization, management of deadlines and other required matters within property management agreements.
• Give data driven recommendation based on the best-case studies [internal and external] in asset operations and drive the implementation of them to all other relevant assets.
• Performs other duties as assigned.

Knowledge & Attributes

• Proven record in Finance, background in reporting, accounting, forecasting & budgeting with a tendency to act as a ‘business partner’.
• Demonstrated experience in commercial real estate infrastructure investment / data centers or asset management with an understanding of the factors influencing asset performance.
• Understanding of the business of Real Estate (and ideally data centers, data center operations, design & engineering, pre-sales/sales) and a strong analytical skillset to apply that understanding. An understanding of machinery & equipment is a distinct advantage when collaborating with the operations team and communicating asset specific nuances which may impact performance.
• Proven track record of working in internal and external cross-cultural and/or cross-functional project teams with the ability to conduct and prepare comprehensive and detailed data analysis and actionable output reports for stakeholders.
• Ability to manipulate large data sets using advanced excel functions for extracting strategic insight.

Academic Qualifications & Certifications

• A bachelor’s degree in economics, finance or degrees in other fields with relevant transferable skills and experience.
• A master’s in finance or similar professional qualification such as CAIA/ACCA/CPA is a plus.
• Advanced skills in MS Excel and competent in the use of software products including Microsoft Word, PowerPoint, and PowerBI.
• Previous supervisory or leadership experience preferred
• PMP certification and/or Lean Six Sigma (Green/Black belt) certification preferred

JOB SUMMARY

The Singapore Operational Risk Management (ORM) lead is responsible for providing independent second line oversight of operational and non‑financial risks for the Eastspring Singapore and Hong Kong entities. The role leads the Singapore Operational Risk team to ensure that the operational risk management practices are robust, proportionate, and aligned with required risk frameworks, regulatory expectations, and the firm’s risk appetite.

The role partners closely with senior management and first line stakeholders to provide effective challenge, drive sound risk outcomes, and promote a strong risk culture across the organisation. As the senior ORM lead for Singapore, the role is accountable for the end‑to‑end execution of operational risk oversight activities, including incident management, risk and control assessments, issues remediation, and risk reporting to management and governance committees. The responsibility also includes the organisation and coordination of the ISAE 3402 audits conducted annually.

KEY ACCOUNTABILITIES

1. Operational Risk Oversight

• Provide independent second line oversight of operational and non‑financial risks across the Singapore entity in accordance with Prudential ORM policies, standards, and local regulatory requirements.
• Oversee the execution and quality of core ORM activities, including risk and control self‑assessments (RCSA), operational incident management, root cause analysis, issues remediation tracking and KRI monitoring.
• Review and challenge the design and effectiveness of key controls, ensuring that material risks are appropriately identified, assessed, and mitigated.
• Monitor risk trends, emerging risks, and control weaknesses, with timely escalation of material issues to senior management and relevant governance forums.
• Take up responsibility as the operational risk MIC for Hong Kong.

2. ISAE Audit Oversight and Coordination

• Serve as the second line lead responsible for end-to-end coordination of ISAE (e.g. ISAE 3402) audits for the Singapore entity.
• Coordinate across first line process owners, internal stakeholders and external auditors to ensure timely, complete, and high-quality delivery of ISAE audit engagements.
• Provide independent oversight and challenge on the scope definition, control descriptions, control design and operating effectiveness relevant to ISAE reports.
• Review and challenge audit observations, management responses, and remediation plans to ensure issues are appropriately addressed and tracked to closure.
• Ensure ISAE outcomes, key control themes, and material findings are appropriately escalated and reported to management and relevant governance committees.
• Drive continuous improvement by leveraging ISAE findings to strengthen the control environment and reduce recurring audit issues.

3. Governance, Reporting and Regulatory Engagement

• Ensure timely and accurate preparation of operational risk reporting for management committees, risk committees, and Board-level forums, including Business Control Reports and risk dashboards for Singapore and Hong Kong.
• Support regulatory interactions and supervisory reviews as required by providing clear articulation of the operational risk framework, key risk exposures, and remediation actions.
• Ensure alignment between Singapore ORM practices and Prudential-wide risk governance expectations, while addressing local regulatory and business nuances.

4. Stakeholder Partnership and Risk Advisory

• Act as a trusted risk advisory partner to senior management and first line functions, providing independent challenge and pragmatic guidance on operational risk matters.
• Provide risk input and challenge on new initiatives, change programmes, outsourcing arrangements, and material business decisions from an operational risk perspective.
• Work closely with other second line functions (e.g. Compliance, Investment Risk, Technology Risk) to ensure coherent and coordinated risk oversight.

5. Risk Culture and Continuous Improvement

• Promote a strong risk culture by reinforcing accountability, risk ownership, and disciplined execution of risk management practices across the business.
• Drive continuous improvement in operational risk processes, tools, and reporting, including the effective use of risk systems and data.
• Contribute to Prudential and Eastspring risk initiatives, projects, and framework enhancements as required.

6. People and Team Leadership

• Lead and develop the Singapore / Hong Kong ORM team, ensuring clear accountability, appropriate capability, and effective resource deployment.
• Provide coaching and guidance to team members to build technical risk capability and judgement.

QUALIFICATIONS AND EXPERIENCE

• Extensive experience in Enterprise or Operational Risk Management within a regulated financial services firm, preferably in asset management or wealth management with a global presence.
• Strong of understanding of operational risk frameworks, non-financial risk management practices, and governance expectations in Singapore and Hong Kong.
• Experience overseeing or coordinating independent assurance engagements (e.g. ISAE 3402, internal audit, or equivalent), with a strong understanding of control design, operating effectiveness, and remediation management.
• Demonstrated ability to provide effective independent challenge at senior management and committee level.
• Strong judgement, analytical capability, and ability to translate risk insights into clear, actionable messages.
• Proven stakeholder management skills, with the ability to balance robust challenge and constructive partnership.
• Experience in leading teams and managing complex risk issues across multiple stakeholders is preferred.

We are seeking professionals with the following required skills and qualifications to help us achieve our goals:
- Bachelor's or master’s degree in chemistry, Analytical Science, Pharmaceutical Science, or related discipline with at least 7 years of relevant industry experience; or PhD with 3+ years relevant experience.
- Hands-on experience in analytical method development and validation for pharmaceutical or biological products.
- Practical knowledge of instrument platforms such as HPLC/UPLC, GC, dissolution, spectroscopic techniques, and wet chemistry assays.
- Experience overseeing method transfer to manufacturing sites or contract laboratories.
- Demonstrated experience in managing laboratory operations, people and budgets.
- This is an on-site role based at the Jurong Pilot Plant in Singapore. Some local travel may be required.

Preferred Qualification
If you have the following characteristics, it would be a plus:
- Experience with stability study design and stability data review in a regulated environment.
- Familiarity with quality systems, GMP principles and regulatory expectations for analytical data.
- Experience working with contract manufacturing organisations (CMOs) or contract laboratories (CROs).
- Background in biologics or complex modalities analytical support.
- Proven ability to lead cross-functional projects and influence stakeholders.
- Experience applying data integrity best practices and electronic laboratory systems.
