• Responsible for preventive and corrective maintenance of the property (both interior and exterior), including execution and follow-through of the work order system.
• Liaise with relevant Local Authorities when required.
• Maintain proper documentation and records.
• Ensure compliance with regulatory laws, certifications, and safety standards.
• Prepare site reports, guidelines, and procedures when required.
• Perform other ad hoc duties, tasks, or projects as assigned by the Company.
• Ensure assigned work is completed within the timeline set for each project.

Job Requirements:

• Diploma or Bachelor’s Degree in Engineering, Construction Management, or a related discipline.

Key responsibilities:

• Client & Account Management: Manage and cultivate relationships with a portfolio of enterprise clients and IP licensors, serving as their primary point of contact.
• Business Development: Actively identify and pursue new business opportunities in IP licensing, brand collaboration, and promotional merchandise to achieve and exceed sales targets.
• Sales Strategy & Execution: Develop and implement effective sales strategies for key accounts, from lead generation and pitching to negotiation and closing deals.
• Project Collaboration: Work closely with internal design and production teams to ensure the successful execution and delivery of client projects, meeting their branding and merchandise needs.
• Market Analysis: Stay current with industry trends, competitor activities, and new opportunities within the IP licensing and corporate gift markets to provide strategic advice to clients.

Requirements:

• 5+ years of sales or account management experience, preferably in corporate gifts, promotional products, or IP licensing.
• Proven track record of managing large enterprise accounts and consistently exceeding sales targets.
• Strong understanding of IP licensing processes, including royalty structures and brand partnership agreements.
• Exceptional negotiation, communication, and client relationship management skills.
• Self-motivated and results-oriented, with the ability to work independently and lead new initiatives.
• Excellent command of both written and spoken English and Chinese (Cantonese and Mandarin).
• Direct experience in IP licensing will be a significant advantage.
• Experience working in agency , event activation, licensing or marketing firm who are used to serve different brands and have strong networks with current customers, will be huge advantage

Tanggungjawab Kerja

1. Menyediakan dan menetapkan harga dokumen tender, termasuk pengukuran dan pengiraan kos BQ.

2. Semak lukisan, spesifikasi dan keperluan tender.

3. Meminta, menganalisis dan membandingkan sebut harga subkontraktor & pembekal.

4. Menyediakan ringkasan tender dan membantu dalam penyerahan tender.

5. Membantu dalam penyediaan tuntutan interim, perintah variasi (VO), dan akaun akhir.

6. Pantau kos projek dan simpan rekod kos yang betul.

7. Menyelaras dengan pasukan projek, perunding dan subkontraktor.

8. Semak dan sahkan kerja-kerja QS asas yang disediakan oleh kakitangan junior.

Keperluan

1. Ijazah dalam Ukur Bahan atau setaraf.

2. Minimum 4 tahun pengalaman dalam industri pembinaan.

3. Mahir dengan penetapan harga tender, BQ, dan pentadbiran kontrak asas.

4. Mampu bekerja secara bebas dengan pengawasan minimum.

5. Mahir dalam Excel dan alat QS asas.

6. Bertanggungjawab, teliti, dan mampu memenuhi tarikh akhir.
