Key role of the position is to procure and execute debt financing for projects sponsored by the Company and funds managed by the Company. Debt financings are primarily non-recourse financings secured by infrastructure projects (primarily logistics and data centers) in Japan. Financings include both development project financing and permanent/acquisition loan for income-generating assets. This position reports to Japan country CFO of the Company, with day-to-day supervision by Senior Director of the department. The debt capital market team is currently comprised of 3 staff.

Key Roles:

• Prepare RFP package, deal with Q&A with lender candidates and negotiate terms of financing, working closely with onshore investment team, offshore fund managers and other relevant functions such as construction management, asset management and leasing.
• Evaluate financing proposals, prepare financing recommendations to the Company headquarters and fund managers.
• End-to-end execution role for financing, working with/supported by legal, treasury and asset management teams.
• Assist/advise asset managers in on-going reporting/communication with lenders on existing finance facilities from debt standpoint

Role Overview

The Managing Director Operations – Japan is a senior executive leadership role responsible for
the operational excellence, structural transformation and financial discipline of Believe Group in
Japan. The role co-owns the P&L, strategic execution and overall business performance in close
collaboration with the President APAC and each business lines and entity leaders. The MD
Operations works in close partnership with these leaders, and is accountable for translating
strategy into operational reality, ensuring organizational alignment, financial rigor and
disciplined execution across the territory.

The position is designed to act as a strong operational partner to the business, enabling business
leaders to focus on growth, artists and commercial development while ensuring the
organization operates

complex and diverse environment. This includes structural integration, cultural alignment,
operating model redesign, process harmonization and strategic repositioning. The MD
Operations Japan also plays a central role in the evaluation, execution and full operational

本ポジションは、ESRグループの最高マーケティング責任者（CMO）に直接報告し、ブランド・コミュニケーション施策とカスタマー主導の施策の整合性を確保するため、日本のカスタマーマーケティングディレクターとも密接に連携します。

• Strategy & Communications
• Develop, localise and execute a comprehensive marketing and communications strategy for Japan that supports business priorities, growth ambitions and Group objectives
• Provide strategic counsel to local senior leadership on brand, communications, positioning and reputation management
• Ensure all communications activity aligns with ESR’s brand strategy, values and global messaging framework
• Identify opportunities to elevate ESR’s thought leadership, visibility and relevance in the Japanese market

• Brand Management
• Ensure consistent application of brand guidelines, messaging and visual identity across all channels and touchpoints including Templafy
• Lead and oversee brand, digital, content and communications campaigns to support leasing, development, investment and corporate objectives
• Stakeholder & Media Management
• Work closely with senior management and key business stakeholders to amplify messaging and drive brand awareness in-market
• Develop and maintain strong relationships with key media, industry platforms and communications channels to support proactive media engagement
• Oversee external communications, including media relations, announcements and issues management
• Ensure clarity and consistency of messaging across all stakeholder groups
• Leadership
• Provide leadership and guidance to marketing and communications team members as the Japan business grows
• Manage agency partners, budgets and performance metrics

Qualifications & Skills

• Bachelor’s degree in marketing, Communications, Journalism, or related field.
• 8+ years of experience in PR, communications, brand management, or related roles.
• Strong understanding of the Japanese media landscape and maintain relationships with local publications.
• Good understanding of brand marketing campaigns and customer engagement.
• Excellent communication and project management skills.
• Experience in B2B marketing, real estate, logistics, or technology sectors is a plus.

• Templafy を含むすべてのチャネルおよびタッチポイントで、ブランドガイドライン、メッセージング、ビジュアルアイデンティティの一貫した適用を確保
• リーシング、開発、投資、コーポレートの目標を支援するため、ブランド、デジタル、コンテンツ、コミュニケーションキャンペーンを主導・管理する

ステークホルダー & メディアマネジメント

• シニアマネジメントおよび主要事業ステークホルダーと連携し、市場内でのメッセージ強化とブランド認知向上を推進
• 主要メディア、業界プラットフォーム、コミュニケーションチャネルとの強固な関係を構築・維持し、積極的なメディアエンゲージメントを支援
• メディア対応、リリース、アナウンスメント、課題管理など、外部コミュニケーション全般を統括
• すべてのステークホルダーに対して、一貫性と明確性のあるメッセージングを確保

リーダーシップ

• 日本事業の成長に伴い、マーケティングおよびコミュニケーションチームメンバーへリーダーシップと指導を提供
• エージェンシーパートナー、予算、成果指標を管理

資格 & スキル

• マーケティング、コミュニケーション、ジャーナリズム、または関連分野での学士号
• PR、コミュニケーション、ブランドマネジメント、または関連領域での8年以上の経験
• 日本のメディア環境への深い理解、およびローカルメディアとの関係構築経験
• ブランドマーケティングキャンペーンおよび顧客エンゲージメントに関する深い理解
• 優れたコミュニケーション能力およびプロジェクトマネジメントスキル
• B2Bマーケティング、不動産、物流、テクノロジー分野での経験があれば尚可
