Junior Executive

角色目標：

擔任公司技術代表，負責物業的維護管理。

成功入選者將負責發現缺陷、尋找專業承包商並監督工作，以確保工作符合品質標準並在預算範圍內完成。

主要職責：

物業巡查：定期巡視物業，以確定必要的維修和預防性維護需求。
承包商管理：識別、審查和協調外部承包商（水管工、電工、屋頂工和油漆工）。
報價分析：取得多個維修報價，協商價格，並向公司提供建議。
現場監督：監督所有現場工作，確保承包商遵守約定的工作範圍，並且不損壞建築物的原始特徵。
品質控制：在建議公司付款/驗收之前，對已完成的工作進行最終檢查。
租戶聯絡員：與房客協調維修計劃，以最大限度地減少干擾，同時確保房東的資產受到保護。

要求：

技術素養：對建築結構、機電管線系統和屋頂有深入的了解。
專案管理：擁有同時管理供應商和多個維修項目的經驗。
溝通能力：優秀的談判技巧，能夠向公司提供清晰的書面報告/照片更新。
經驗：3-5 年物業管理、設施管理或建築業主管經驗。
