Job Summary

Lead and mentor a Quantity Surveying team to deliver expert consultancy services for high-value projects across diverse sectors, ensuring quality, budget, and timeline adherence while driving business growth and client relationship development.

Responsibilities

• Establish and lead a Quantity Surveying (QS) team to deliver high-quality project outcomes within specified timelines and budgets
• Develop and secure new business opportunities to expand the firm’s project portfolio
• Provide expert quantity surveying consultancy services from project inception to completion for high-value projects
• Manage and nurture client relationships to ensure satisfaction and repeat business
• Deliver cost advisory services collaborating across JLL teams to optimize project financials
• Lead and mentor QS team members, ensuring appropriate training, guidance, and performance management
• Oversee estimating, pre-contract cost control, documentation, tendering, and post-contract procedures to meet JLL standards
• Deputize for and support the Director in office management and development activities
• Interview, recommend, and plan resource allocation for permanent and contract staff to maximize efficiency
• Drive continuous improvement by encouraging staff feedback and implementing best practices
• Brief, direct, and supervise QS staff to ensure client requirements and project standards are met
• Monitor project progress and maintain quality standards under pressure and tight deadlines
• Negotiate risk-assessed solutions and manage ambiguities effectively to support project success
• Utilize digital platforms and technology tools to enhance project delivery and team collaboration
• Communicate clearly and collaborate across teams to achieve project goals and foster teamwork

Required competencies and certifications

• Degree or diploma in a relevant field and/or 8 to 10 years’ experience in Quantity Surveying or Cost Consultancy
• Proficiency in Microsoft Office and strong technological aptitude

Preferred competencies and qualifications

• APQS, RICS, AAIQS, or SISV professional qualifications
• Experience in QS consultancy firms
• Exposure to commercial interior fit-out projects
• Strong communication, negotiation, analytical, and strategic thinking skills
• Ability to work resiliently under competing priorities and tight deadlines
• Aptitude for digital working methods and technology platforms

Quantity Surveyor

• Salary:  $3800 - $4800 + AWS + Variable Bonus

• Location: 5 min walk from Aljunied MRT

• Working Days: Mon - Fri 9am - 6pm

Responsibilities:

• Source sub-contractors, vendors for quotation during tendering
• Carry out quantities taking off during tendering
• Evaluate of quotation and costing summary for approval prior tender submission
• Prepare of subcontract document (incorporate all contract and technical requirements
• Prepare procurement and sub-contract schedule
• Assist Contract Manager/ Deputy Contract Manager/ Senior Quantity Surveyor/ PM in the negotiation and award of sub-contracts
• Ensure submission of bonds/warranties from sub-contractor
• Prepare payment claims and provide substantiation for VO for valuation
• Prepare monthly payment certificate, check invoices against delivery order
• Prepare, update and maintain records for Architect Instructions, Variations Orders in monthly basis etc.

Quantity Surveyor

• Location: Ubi
• Working Hours: Monday – Friday | 9am – 630pm
• Salary: $2800 - $3500 [depending on experience]

Roles & Responsibilities

• To do measurement & pricing on tender for any project of company.
• To coordinate and attend Client & Consultant meeting and other relevant parties for smooth Progress Claim & VO for the project.
• Any other works and task directed by your Superiors.
• Participated the weekly site meeting with sub-contractor and supplier for smooth the execution of works and make sure sub-contractor and supplier complete theirs works and tasks under the agreed contract signed.
• Tabulate all relevant costing based on site by site with keep a master file at head quarter office.
• Negotiate with sub-contractor and supplier to ensure quotation or pricing given are under project budget.

Requirements:

• Degree in Quantity Surveyor or Construction
• Min 2 years of experience in QS
• Prefer to have experience in calculating tendering

Senior Project Manager

• Office at: CHANGI BUSINESS PARK {Expo MRT}
• Work at project sites 
• Mon to Fri, from 8.30am to 5.15pm
• Salary is up to $11,000 - $13,000
• Degree in Civil Engineering, Construction Management, Architecture, or related discipline
• Minimum 15–20 years of relevant construction industry experience, including at least 10 years in project management and senior leadership roles.
• Proven track record of successfully delivering at least two construction projects with individual contract values exceeding S$300 million.

The role is accountable for achieving project objectives across Safety, Environment, Quality, Delivery, and Cost (SEQDC) while ensuring compliance with contractual, statutory, regulatory, and company requirements.

Job Responsibilities:

• Lead and manage all aspects of project execution throughout the project lifecycle, ensuring successful delivery against project objectives and SEQDC targets.
• Provide leadership and direction to project teams, including project managers, engineers, consultants, subcontractors, and suppliers.
• Develop and implement project execution strategies, construction methodologies, resource plans, and delivery programmes.
• Monitor project progress and performance, ensuring milestones, deliverables, and contractual obligations are achieved.
• Drive a strong safety culture and ensure compliance with Workplace Safety and Health (WSH) regulations, environmental requirements, company EHS policies, and project-specific plans.
• Oversee quality management processes to ensure works are executed in accordance with project specifications, applicable standards, and client expectations.
• Manage project budgets, forecasting, procurement, cost control, contract administration, variation management, and commercial risks.
• Identify, assess, and mitigate project risks while implementing effective corrective and preventive actions.
• Ensure all statutory approvals, permits, inspections, and regulatory requirements are obtained and maintained to support project delivery.
• Provide regular project reporting on safety, quality, programme, cost, risks, and overall project performance.
• Lead project commissioning, handover, defect management, and closeout activities.
