Summary:

This role provides a professional TOP handover experience for our customers and to assist in the timely rectification/resolve of customers’ complaints satisfactorily, such that the organizational objective of providing quality and unsurpassed service is met.

Responsibilities:

You act as a bridge between homeowners, contractors, and the customer service team.

1. Pre-handover preparation (before keys are handed over)

• Work with contractors to ensure everything needed for handover is ready (documents, checklists, unit information)

• Make sure all units are properly prepared for buyers to inspect and receive

2. Unit inspection (very important part of the job)

• Inspect every unit before handover

• Check for defects such as paint issues, broken fittings, plumbing or electrical issues, finishing problems. Additionally, you are required to confirm whether the unit is ready to be handed over to the buyer.

3. Defects coordination (after inspection / handover)

• Track and follow up on defects reported by homeowners

• Liaise with main contractors to fix issues within deadlines

4. Customer complaint handling

• Respond to homeowner complaints related to defects or unit condition

• Ensure issues are resolved properly and homeowners are satisfied
  

Requirements:

• ‘A’ Level/Diploma in real estate or relevant discipline

• Minimum 2 – 3 years in real estate and customer service

• Good written and verbal communications skills

• Good organizational and problem-solving skills

• Customer oriented

• Adaptable to new and changing situations

Scope

-Prepare monthly progress claims, settlewith the consultants on monthly payment, evaluate and forecast monthlycashflow, budget projection and cost control monitoring sheet

- Assess and prepare Variation Orders andLoss and Expense Claim, deal with client and consultants on the VO differences,settle the Main Contracts final account

-Measurement of quantities and taking off.Preparing Bill of Quantities for project during tender, construction, sourcing,variation and payment verifications.

-Compare drawings to identify differencesfrom contract requirements for claims

-Coordination with other department and liaisewith subcontractors and clients

-Perform any other duties as assigned bythe supervisor from time to time

Requirements

-Degree/Diploma in Building/StructuralEngineering or Quantity Surveying

- High proficiency in measurement andpreparation of Bills of Quantities

-Minimum 5 years of experience with a quantitysurveying firm; or main contractor for civil/building works in Singapore

-Able to work under pressure, and multitask

-Responsible, high initiative, resourcefuland meticulous

-Good ability in negotiation with clientand subcontractors on Variation Order

Job overview

The Contracts Manager is responsible for overseeing commercial and contractual aspects related to the main contract and subcontracts, managing any commercial and contractual risk relating to the project.

• Provides contractual advisory and support from the commercial perspective to the project through all stages: construction, subcontracting, completion and hand-over.
• Proactively engages in continuous improvement and review of existing processes, systems and policies that may support the project’s contract management and administration.
• Identify, assess and manage / advise on contractual risk
• Manages contractual claims, disputes, settlements and resolution
• Possesses interpersonal skills to manage internal and external stakeholders, thinks strategically and critically, exercising judgement after consideration for all aspects.
• Possesses analytical and problem-solving skills

Job Requirements:

• Degree in the Built Environment or related fields
• Must be conversant and have in-depth knowledge of PSSCOC. Familiarity with FIDIC, and NEC would be an advantage.
• Minimum 10 years’ relevant experience in contract negotiation, administration and management.
• Experience in Marine Construction would be an advantage.
• Must have worked in Singapore for at least 7 years.
• A high level of integrity, dependability with a strong sense of urgency and result oriented
