We are looking for a resourceful and skilled Realty Facility Manager who will be responsible for construction processes and warehouse facility management to join our team. The ideal candidate will be managing real estate legal matters and construction phase of the warehouse. 

About the role:

As a Realty Facility Manager, your role revolves around facility management, contract negotiations, and liaison with authorities, landlords and agencies.

Responsibilities:

• Research and evaluate real estate opportunities to ensure best locations for our warehouse network

• Develop and manage strategic relationships with real estate agencies, landlords and contractors

• Single point of contact for all the real estate legal matters, including reviewing of tenancy agreements and contract negotiations

• Analyse the performance of existing store portfolios and proactively take actions to renegotiate leases, renewals, extensions, and terminations where appropriate

• Provide support for store opening activities, as providing all equipment necessary for daily operations

• Work through conceptual design with architects and designers related to a capital project

• Responsible for monitoring and executing refurbishment of selected locations

• Conduct inspections and safety checks during the project progression phase to ensure all the activities are in compliance with regulations and legislation of authorities

• Collaborate with design and engineering teams to review blueprints, schematics, and project specifications.
• Develop detailed construction plans, schedules, and budgets.
• Conduct site assessments and feasibility studies to ensure optimal construction strategies.
• Manage the construction of new backbone infrastructure, ensuring compliance with technical specifications and standards.
• Coordinate with contractors, vendors, and suppliers to ensure timely procurement of materials and services.
• Monitor construction progress, addressing challenges and adjusting plans as necessary.
• Lead and oversee on-site construction teams, ensuring alignment with project goals.
• Assign responsibilities to team members and ensure effective communication and coordination among all parties.
• Promote a culture of safety, enforcing compliance with health and safety regulations.
• Identify potential risks, develop mitigation strategies, and proactively resolve issues to minimize delays.
• Document and address construction challenges, including unforeseen site conditions or design adjustments.
• Identify risks but also solve problems that may arise during project execution.
• Act as the primary point of contact for stakeholders, including clients, regulatory bodies, and internal teams.
• Oversee project quality compliance with industry standards and regulations.
• Optimize the allocation and utilization of resources, including personnel, equipment, and materials.
• Ensure adherence to industry standards, legal regulations, and environmental guidelines throughout the construction process.
• Conduct inspections and quality control checks to verify that work meets project specifications.

• Bachelor's degree in Civil or Telecommunication
• 5+ years of experience in large-scale infrastructure construction, with at least 3 years in a leadership role.
• Project scheduling Project Management Knowledge General Knowledge about construction (Civil or Telecommunication)
• Exceptional leadership and team management capabilities.
• Strong communication and interpersonal skills to liaise with diverse stakeholders.
• In-depth knowledge of backbone infrastructure systems.
• Willing to Work in Karawaci, Tangerang.
