Job Summary:

We are seeking energetic and young candidates for Assistant Quantity Surveyor’s role with expertise in Quantity Surveying to manage costs related to construction projects within a consultancy environment. The role focuses on optimizing value for money while maintaining quality and compliance with project requirements.

Main Responsibilities:

• To prepare tender documents including measurements and Bills of Quantities.
• To prepare cost estimates.
• To be responsible in managing, monitoring and coordinating all quantity surveying work and contractual matters.
• To handle progress claims, site valuations, variation orders and final accounts.
• To attend project meetings.

Requirements:

• Minimum three (3) years of working experience
• Candidate must possess at least a Professional Certificate, Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Post Graduate Diploma or Professional Degree in Quantity Survey or equivalent
• Required skill(s): Pre-Contract Management, Post Contract Management
• Knowledge in AutoCAD and Measurement Software will be an added advantage
• Required language(s): English, Bahasa Malaysia

Responsibilities:

• Lead and manage M&E projects from planning to completion.
• Coordinate Cold Water & Sanitary Plumbing and Fire Protection installation works on-site.
• Monitor project schedule, cost control, quality, and safety compliance.
• Liaise with consultants, clients, subcontractors, suppliers, and authorities.
• Attend project meetings and prepare progress reports.
• Ensure works are carried out according to specifications, drawings, authority requirements, and project standards.
• Oversee testing & commissioning activities and project handover.

Requirements:

• Bachelor’s Degree in Mechanical Engineering or related discipline.

• Strong knowledge in: Cold Water & Sanitary Plumbing Systems Fire Protection Systems (Wet Riser, Sprinkler, Hose Reel, Hydrant, etc.)
• Familiar with local authority requirements and industry standards.
• Strong leadership, communication, and problem-solving skills.
• Able to manage multiple subcontractors and site activities efficiently.
• Proficient in Microsoft Office, AutoCAD, and project scheduling software.
• Possess own transport and willing to travel/site-based.

About the job

The job involves serving as a Subject Matter Expert to manage assigned technical Property-related matters in Ikano Retail (Southeast Asia and Mexico regions). The focus is to ensure the efficient and effective operations of our properties, adhering to standards and objectives. Responsibilities include overseeing maintenance, long-term planning, implementing innovative solutions, promoting operational excellence, coordinating climate transition initiatives, and collaborating with the Expansion team for new properties.

Your assignment

The role will be based in Malaysia and serve as a Subject-Matter-Expert in Property-related matters within the Region. We're seeking a mature, independent and skilled Property Management Specialist to represent our team on Property-related committees and working groups in the region.

Strategic Planning and Global Delivery:

• Deliver annual Objectives and Main Actions for the Asset & Property Management team worldwide.
• Lead and support the planning and execution of Climate Transition Plan initiatives in the region.
• Collaborate with stakeholders for planning, financing, and execution of different Property & Sustainability initiatives.

Property Management and Innovation:

• Ensure lifelong property management prioritising safety, compliance, and improvements.
• Lead and coordinate Unit FMs to ensure the execution of Property Management services.
• Drive regional implementation of Property Management innovations and digital solutions.

Operational Excellence and Maintenance:

• Foster operational excellence and maintain properties in "shape as new" condition.
• Oversee forecasts, budgets, 5/10-year rolling property plans, and related tasks across all sites.
• Collaborate with the Expansion team in the design and handover of new properties.
• Conduct annual Property reviews and periodic audits for compliance, efficiency, and quality.
• Drive country-based regional frameworks and service agreements for efficiency and cost management.

Communication and Reporting:

• Ensure awareness of Property frameworks, guidelines, and tools among stakeholders.
• Ensure Monthly KPIs Reports are delivered from each Unit and contribute to ongoing development.

Team Development and Support:

• Support Unit FM team's competence, performance, resource management, and succession planning.
• Provide training and workshop support for Unit FMs and stakeholders in the Region.

Emergency Management and Cultural Integration:

• Support crisis and emergency management, including contingency plans and mitigation.
