ABOUT THE ROLE:

As a CBRE Building Manager, you will support the Asset Manager to coordinate all aspects of a cluster of buildings. This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

WHAT YOU WILL DO:

• Confirm that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
• Ensure regular property inspections occur. Recommend and approve alterations, maintenance, and reconditioning.

Role Purpose

Key Responsibilities

1.  Partnership development and outreach

•      Identify, cultivate and convene partners aligned to NESST’s mandate, including like-minded organisations beyond the migrant worker sector.

•      Build coalitions that mainstream NESST’s objectives and cultivate shared ownership of the cause across a wider community.

•      Develop and maintain a pipeline of inbound and outbound sponsorship and partnership opportunities.

2.  Sponsorship origination and design

•      Initiate and design sponsorship arrangements linked to clear programme outcomes, defining what NESST requires and what the Sponsor receives in return.

•      Value in-kind support at prevailing market rates and apply the proportionality test, ensuring benefits conferred do not exceed the agreed ceiling relative to contribution.

•      Set measurable KPIs and delivery milestones for each arrangement.

3.  Solicitation, selection and due diligence

•      Run open, even-handed solicitation; compare candidate sponsors and document the selection rationale.

•      Conduct due diligence proportionate to risk — registry and adverse-media checks for all, and full due diligence for high-risk arrangements.

•      Screen for red flags and conflicts of interest; declare and recuse where conflicted, in line with the Framework.

4.  Approval and contracting

•      Prepare approval submissions and secure the required approval before committing to or soliciting any arrangement.

•      Draft and negotiate Sponsorship Agreements, clearing them through Finance and the Head, Business & Partnership before signature.

5.  Delivery, monitoring and reporting

•      Monitor both the Sponsor’s and NESST’s obligations against each Agreement; manage delivery, KPIs and remediation of any shortfall.

•      Coordinate acceptance of sponsored goods and services with the appointed Acceptance Officer.

•      Lead After-Action Reviews for medium- and high-risk arrangements and maintain complete records for audit.

6.  Governance and integrity

•      Operate within the Sponsorship Management Framework at all times, upholding its principles of independence, proportionality, and the treatment of sponsorship moneys as held on trust.

•      Maintain segregation of duties: the postholder does not receive, bank or reconcile sponsorship moneys — custody sits with Finance. This separation is a core control of the role, not an administrative detail.

•      Report any gift or out-of-process approach from a sponsor in accordance with NESST policy.

Operations Manager, APAC Export

About the Company

Our client is an established healthcare diagnostics organisation supporting Singapore and APAC export markets within a regulated IVD / medical devices environment. The team works closely with regional sales, headquarters supply chain, finance, quality, logistics partners, and channel partners to ensure smooth business continuity and customer satisfaction.

Compensation Package: Approximately S$110,000 to S$130,000 per annum, including base salary and performance bonus.
 

Role Overview

The Operations Manager will oversee end-to-end operational execution for the Singapore and APAC export business. This role is responsible for ensuring accurate system data, reliable supply, inventory control, regulatory compliance, and continuous process improvement across Singapore and channel partner markets.

The successful candidate should be strong in order management, supply chain coordination, stakeholder engagement, and operations leadership within the healthcare diagnostics, IVD, medical devices, or regulated healthcare industry.
 

Responsibilities

• Oversee daily operational execution for Singapore and APAC export / channel partner markets, ensuring smooth order fulfilment, supply coordination, and business continuity.

• Manage CRM and ERP systems to ensure accurate and timely updates of order, inventory, service, and operational data.

• Maintain data integrity across operational systems to support reporting, forecasting, audit readiness, and management decision-making.

• Work closely with Sales teams and HQ Supply Chain to align monthly forecasts, improve demand visibility, and support accurate monthly closing.

• Act as the key operational liaison between local teams, headquarters, distributors, logistics partners, and internal stakeholders.

• Monitor and manage supply issues, back-orders, and potential shortages, ensuring timely communication and mitigation actions.

• Review inventory levels for Singapore and export markets, including safety stock, slow-moving stock, expiring inventory, and channel partner stock levels.

• Ensure compliance with GDPMDS and other applicable regulatory, quality, and audit requirements.

• Lead audit preparation and coordination, including documentation readiness, inspection support, corrective actions, and follow-up activities.

• Review current workflows and develop or improve SOPs to enhance operational efficiency, delivery smoothness, and cost effectiveness.

• Partner with Finance, Quality, Sales, Logistics, and external distributors to resolve operational issues and support customer satisfaction.

• Lead and guide the operations support team, including coaching, performance tracking, and individual development planning.

• Support office-wide and corporate initiatives where required, including internal governance, administrative coordination, HR policy updates, and employee insurance matters.

• Travel regionally when required to support business, operational, and channel partner needs.
   

Requirements

• Diploma or Degree in Business, Supply Chain, Logistics, Operations Management, or a related discipline.

• Minimum 5 years of relevant experience in customer service, order management, supply chain operations, or commercial operations.

• Prior experience in the IVD, medical devices, healthcare diagnostics, life sciences, or regulated healthcare industry is highly preferred.

• Strong understanding of Order-to-Cash processes, order management workflows, supply planning, and inventory management.

• Hands-on experience with CRM and ERP systems such as SAGE, SAP, Salesforce / SFDC, or similar platforms.

• Good working knowledge of supply chain coordination, distributor operations, back-order management, and demand forecasting.

• Familiarity with GDPMDS, quality management systems, audit preparation, or regulated industry compliance is advantageous.

• Strong Excel skills are required; proficiency in Microsoft Word, PowerPoint, and Power BI will be an advantage.

• Project management or process improvement experience is preferred.

• Strong stakeholder management skills, with the ability to work across sales, supply chain, finance, quality, logistics, and external partners.

• Detail-oriented, accountable, proactive, and comfortable working in a fast-paced, matrixed environment.

• Strong planning, problem-solving, communication, and critical-thinking skills.

• Comfortable with regional travel of approximately 25%.
